| With the rapid development of our social economy,we have made remarkable achievements in urban construction.However,in the process of rapid urban development,a series of problems such as resources,environment and facilities have arisen.With the contradiction between the population further gathering in cities and the scarcity of newly available land in big cities,urban development has shifted from the extension type to the convolution type and started to pursue the improvement of quality and efficiency,which has produced a large number of demands and upsurges of urban renewal.Urban renewal has become the focus of urban development.In recent years,with the continuous improvement of government system and policies,"government-led,enterprise-sponsored,community participation" has become more and more the mode of urban renewal,in which enterprise participation is indispensable,which is the guarantee and basis of urban renewal,and urban renewal has a promoting effect on enterprises.The government should strengthen the scientific management and planning of cities,and also increase the policy support for enterprises.However,the participation of enterprises in urban renewal projects involves a large number of stakeholders with different needs,which makes it difficult to effectively coordinate.Problems such as damage to public interests,slow project progress and destruction of ecological and cultural environment often occur.Therefore,it is necessary to evaluate the benefit of the urban renewal project and put forward improvement measures according to the evaluation index of the poor benefit,so as to ensure the smooth progress of our urban renewal project.This paper takes the benefit evaluation of urban renewal projects of demolition and reconstruction as the main line and discusses from the perspective of enterprise participation.First,the research status of urban renewal,enterprise participation in urban renewal and urban renewal project benefits is studied,and the theoretical basis of urban renewal benefits is mastered.On this basis,the index system of urban renewal project benefit evaluation of demolition and reconstruction is constructed,and the evaluation indicators are preliminarily identified through literature analysis.Through questionnaire survey and reliability and validity test,the evaluation index is tested and modified to determine the final evaluation index.Then,the benefit evaluation system of urban renewal projects is constructed,and the weights of each evaluation index are determined by analytic hierarchy process(AHP).Based on the obtained weights,the benefits of urban renewal projects of demolition and reconstruction in Beijing are comprehensively evaluated by grey comprehensive evaluation method.Finally,according to the evaluation results,the corresponding optimization countermeasures are given. |
