| After more than 20 years of development,Chinese real estate industry has gradually improved and standardized,and the competition is increasingly fierce.Real estate development enterprises are facing great challenges in the transformation from "land dividend","financial dividend" to "management dividend".Cost management has become more and more important for real estate development enterprises.At the same time,the transformation of production mode and management mode brought by digital revolution provides new opportunities for the innovation and development of cost management of real estate development enterprises.In this context,this paper is committed to identifying,evaluating and analyzing the key factors of cost management under the digital background,and verifying the rationality of the key factors combined with practical application cases.Firstly,the research literature on the cost management of the real estate industry at home and abroad is combed,and then the important theories and practical successful projects in the literature are extracted to extract the key factors of the cost management of the real estate development enterprises under the digital background,and the specific influencing factors are analyzed and discussed by using scientific methods such as questionnaire survey and theoretical analysis.The research contents of this paper are as follows:(1)The connotation of cost management of real estate development enterprises under the digital background is defined from the aspects of business needs,objectives and principles: relying on technology and taking the progress of management as the core,so as to realize the cost management of real estate development enterprises under the digital background;(2)By combining expert consultation method and questionnaire survey method,the key factors of cost management of real estate development enterprises under the digital background are identified into five categories: establishment and decomposition of target cost,basis and process of investment decision,standardization of procurement management,design management process and marketing planning;(3)Taking the real estate development enterprise of J Group as the case,the key factors identified were verified through the application of the case,and the verification result was that 20 influencing factors were identified reasonably.This paper takes a real estate enterprise application case as an example to establish a practical application of enterprise cost management system and trial run,the effect is good.Finally,the control of target cost is proposed.Enhance the enterprise investment project decision and benefit;Improve the level of procurement management,reduce procurement costs;Strengthen project design management,control project cost and project investment;Strengthen the real estate project marketing planning and other improvement suggestions. |
