Human society is in progress, the construction market is in the rapid development,so people put forward higher requirements for the basic construction. In order to reachthe increasing demand of people’s quality of life, the commercial housing developmentis extending at the large-scale high-tech direction gradually. Huge investment is themost outstanding characteristics of building products. If there is not strict control ofcommercial housing development costs, it is bound to cause serious losses and waste.Therefore, it is necessary to implement the effective control in the whole developmentprocess of commercial housing to reduce costs and improve the economic efficiency. Itis very important for the overall development of commercial housing developers. Inrecent years, regarding the cost decreasing and the maximization of profit as itsadvantages,commercial housing cost control receives special attentions fromcommercial housing developers. However, as the commercial housing cost controlmethod and thought starts late in our country, theoretical research lags behindengineering practice, especially the control cost research results of design stage andconstruction stage can not meet need of the actual engineering. Because of the costcontrol system is backward and some ideological reasons, the cost control of the savingis not obvious. At the same time, considering the influence of various complexfactors,it is very necessary in our country to carry out the whole process of cost controlmethod. Therefore, this research has certain theory significance and great practicalvalue for the cost control of our real estate development project. The whole process of the development starts from the commercial housing project,summarizes the basic composition of project cost, cost control principle, cost controlstrategy and cost control measures, focused on the application method of valueengineering in the design phase and the earned value method in the construction stage,and introduces the information on the relevant theory of cost control. Finally, taking thedevelopment of the Henan province to purchase real estate development limitedliability company days first city two building31#cost control as an example,it uses aset of effective cost control method.As to some key points,it not only solves someactual problems in the cost control, saving most of the capital for commercial housingdevelopers, but also further enhance the commercial housing developers cost controllevel, and provide a more perfect cost control measures for Henan province to purchasereal estate development Co., ltd.. I also hope that the research results can be helpful toall project participation parties in terms of cost control.
