Real estate industry plays an important role in promoting the economic development and generally adopts asset-light operation to reduce the investment of enterprises.Asset-light operation is an operation mode in which professional companies are responsible for every link in the industrial chain and enterprises control it as a whole.Joy City Real Estate Company is in the initial stage of asset-light operation,so it needs to summarize,sort out and analyze its asset-light operation mode,find out problems through analyzing financial performance,and optimize financial performance management under asset-light operation mode.This thesis summarizes the definition and characteristics of asset-light,and uses value chain theory,division of labor theory and smile curve theory as theoretical support to study enterprise asset-light operation.This paper analyzes the financial performance of asset-light operation by combining qualitative and quantitative analysis,and explores the causes of asset-light operation problems of enterprises from various aspects such as macro environment and management ability.This thesis affirms the asset-light operation mode of cooperative development,fund management and management output implemented by Joy City Company,and proves that the financial strategy of Joy City Real Estate Company in the implementation of asset-light operation mode is conducive to improving the profitability and financial benefits of the company.At the same time,it summarizes the problems exposed by the implementation of asset-light operation,such as unclear responsibilities and rights,increased business risks,talent bottlenecks under high requirements,and puts forward some optimization suggestions,such as strengthening operation capacity,improving cooperation mechanism and enhancing risk control.This study is helpful for Joy City Real Estate Company to better realize asset-light operation and realize enterprise value,and has certain reference significance for real estate developers who are entering or preparing to enter asset-light operation.
