As commercial real estate industry has experienced a rapid development in its dividend period,it has entered the red sea market.Most cities,especially the secondtier and third-tier cities,appear that the supply of commercial complex exceeds demand.The cruel homogeneous competition was obviously amplified in heavy asset operation mode,and the development of most commercial real estate enterprise is hampered due to its inherent characteristics of high start-up fund,the high financial cost,the long payback period,and large inventory.It is time for action.The best treatment for the change of external industry environment is to evolve the business model.Transition has become the industry consensus,the focus of the future development of the industry,and the top priority for the management of commercial real estate enterprises.This paper takes Wanda Group as an example.It is mainly concerned on the financial performance evaluation of Wanda Group in light asset operation mode After consulting and collating relevant literatures.Based on the concept of light asset,the related evaluation method of financial performance and the correlative theories of light asset operation mode,analyzing the data change on Wanda Group before and after the change of financial data,and according to the concept of light assets operating financial characteristics in the second chapter,this paper respectively analyzes the application effect of light asset operation mode and heavy asset operation mode in Wanda Group,and the main financial situation before the transition are drawn.With the aid of Wall score method,EVA evaluation analysis method,and the financial index analysis method,this paper uses the horizontal and vertical analysis of financial indicators to make a comparative analysis of the financial performance evaluation in light asset operation mode and make an in-depth study of its practical effect.The study found that the indicators of financial performance of Wanda Group began to show a positive trend from 2015 onwards,by coincidence,Wanda Group announced to apply the light asset operation mode since the end of 2015.it was found that the light asset operation mode has a positive impact on Wanda Group's financial performance.Finally,through the case of Wanda Group light asset operation mode,we can provide experience and reference and promote the sustainable development of the same industry,and propose the corresponding optimization suggestions to improve the light asset operation mode of Wanda Group.The following main conclusions are drawn.First,the implementation of the light asset operation mode plays a role in improving the financial performance of commercial real estate enterprises in China,but there is an inherent problem with the light asset operation mode.Second,the light asset transformation is an inevitable trend in the current economic environment,but the implementation of light asset operation mode is not the only way out for commercial real estate enterprises.In conclusion,the enterprises should unify own actual situation to make the optimal choice.
