After years of development,real estate industry has play an important role of national economy.At the same time,the industry has also been accompanied by some problems.House prices have grown too fast,and the debt crisis of real estate companies have aroused widespread concern in society.In recent years,the government has continuously introduced relevant policies to regulate the real estate industry.At the same time,as urbanization rate has entered a near-saturated stage,the demand for house purchase in residents has continued to decline.It has been a consensus that the real estate industry has entered the "stock era".The government has repeatedly encouraged real estate companies to explore new development models.High-quality enterprises in the industry began to deploy the asset-light operation model a few years ago,and gradually shifted the focus of development from incremental development to stock operations.This article attempts to analyze the background,development,impact,and existing problems from the case company’s asset-light operation model to provide reference for the decision-making decisions of relevant enterprises in the industry.First of all,this article sorts out the relevant literature of the asset-light operation model at home and abroad,summarizes the characteristics,category,performance of asset-light operation model;Besides,this article also highlights the necessity of the model and introduce main asset-light operation models.Taking typical company which uses asset-light operation model as an example to explores the decision-making background and development of its asset-light operation model,and analyzes the impact of the use of asset-light operation models from the perspective of finance and non-finance.The advantages and issues of asset-light operation models were summarized and relevant suggestions were made.This article has summarized that the use of asset-light operation model will bring a positive impact on the company.From financial perspective,the company’s asset operating capacity has been improved,and the company’s overall profit margin has also played a role.From a non-financial perspective,it will enhance customer satisfaction by paying attention to the maintenance of customer relationships,which will help the sustainable development of the business.In addition,the company has established its own differentiated competitive advantage by increasing R&D and innovation to expand the value-added space of business.Of course,some problems are also faced in the use of asset-light operation models.For example,it may need high communication cost and face strong resistance,and sometimes it might rely on the related parties heavily,and the relevant policies and regulations of the asset-light operation model are not yet completed.In summary,this article recommends that real estate companies should make asset-light operation model decisions in combination with their own conditions.Large real estate companies can promote their transformation to comprehensive operating service providers by promoting the asset-light operation model covered by the entire industrial chain.Small and medium-sized real estate companies can first focus on the development of establish professionalism and regionalization in specific functions,and then try a single asset-light operation model to empower the business gradually.
