Research On The Design Strategy Of Transforming Xi’an Commercial Buildings Into Community Elderly Care Service Facilities Based On POE

Under the current background of home and community elderly care in China,the national and local governments actively promote the transformation of idle resources into community elderly care service facilities.However,affected by many factors,the current transformed community elderly care service facilities have practical problems that cannot meet the actual needs of users and the user’s recognition is not high.This paper introduces the research method of post-occupancy evaluation.Based on previous studies,this paper firstly constructs a post-occupancy evaluation system for fullday care facilities for the elderly in reconstructed communities of existing commercial buildings in Xi ’an.Three typical samples of full-day care facilities for the elderly in two types of reconstructed communities of Xi ’an city are taken as specific research objects.With experts,various types of users in the facility and the initiator of the evaluation as the evaluation subjects,and with the adaptation of the unused rooms before the renovation of such facilities,the suitability of the built environment and the comfort of the use of architectural space as the evaluation objects,questionnaire,scale,interview and observation methods were adopted.The application of comprehensive evaluation was carried out from three aspects: user subjective satisfaction,objective evaluation of space environment before and after facility renovation and observation of elderly behavior.Based on the results of post-use evaluation,this paper summarizes the problems existing in the design and use of the full-day care facilities for the elderly in Xi ’an Shang Modified community,and analyzes the reasons.In addition,from the level of planning and design,the selection of site selection,facility scale and function positioning,idle commercial rooms,space organization and space group division from the level of overall building design,and corresponding renovation design strategies for special space design,age-appropriate detail design,and construction equipment and engineering technology from the level of special building design are proposed.It is expected to provide reference for the later research and design of relevant personnel and promote the development of community elderly care.
