Research On Evaluation Of Adding Elevators In The Existing Residential Buildings Based On Triple Performance

At present,the aging degree is deepening in our country.Meanwhile,the existing residential buildings function is incomplete and the stock is huge.Under the circumstances,promoting the installation of elevators in the existing residential buildings is conducive to improve the residential function,and livable level.Also,it can meet the needs of“home-based care for the aged”,and promote the sustainable development of the construction field.Because involves multiple stakeholders,in the actual installation process,there are many difficult factors leading to the lag of elevator installation,such as owners dissension,financing,maintenance management,and so on.At this reason,despite a lot of support policies,the speed of adding elevators in existing residential buildings is still lagging behind,and can’t meet the actual demand.Analysis of the important influencing factors in the process of adding elevators in the existing residential buildings and the usage of scientific methods to evaluate.It can improve the owner’s satisfaction with the installation scheme,and promote the installation of elevators in existing residential buildings.Through the introduction of “triple Performance” evaluation model,the research evaluates the plan of installing elevators from three aspects: economy,environment and society.The first,based on the owner’s perspective,this article sorts out the evaluation index list of 19 existing residential elevator installation schemes.Extracted 9 important impact indicators through screening,and then constructed a set of evaluation index system for the scheme of adding elevators to existing residential buildings.Secondly,this article uses the analytic hierarchy process method to calculate the index weight,and the fuzzy comprehensive evaluation method as the evaluation method for the scheme of installing elevators in existing buildings.Finally,combining with the actual elevator installation scheme to evaluate,the owner’s satisfaction is “average”.Under this result,improve the scheme.The improved elevator installation has been supported by the community owners,and the installation is progressing smoothly,which shows that the selection of indicators can better cover the important influencing factors concerned by the owners,and the evaluation model is scientific and practical.Through scientific methods and practical cases,this article constructed an evaluation model of existing residential elevator installation scheme,and accurately grasped the important factors affecting residents’ satisfaction in the process of elevator installation.At the same time,the improvement suggestions based on the evaluation can improve the residents’ satisfaction with the installation scheme.This has reference significance to coordinate the contradiction of adding elevators in the existing residential buildings,and has a certain guiding role in accelerating the process of adding elevators.The paper has 13 pictures,35tables,90references...
