Research On The Application Of Earned Value Method In Asembly Building Cost Management

Compared with traditional cast-in-place buildings,prefabricated buildings have many advantages such as low construction cost,green environmental protection,industrial production and fast construction speed,and adapt to the rapid development trend of modern housing construction.In the early 1980 s,China began to imitate the Soviet Union and European and American countries to carry out the promotion,application and research of over-equipped buildings.However,due to the production technology level and road transportation conditions at that time,and the reasons of a large number of domestic surplus labor idle,the development of prefabricated concrete buildings in this stage was not smooth.After 2010,under the requirements of environmental protection and energy saving,the promotion of prefabricated buildings has been put on the agenda again.Although the assembly rate of local housing construction market has improved to some extent under the vigorous promotion of first-tier city governments such as Shanghai and Shenzhen,construction enterprises are not enthusiastic about using prefabricated buildings due to high construction costs and insufficient industrial supporting personnel.Therefore,we can encourage and support the development of prefabricated construction industry through relevant preferential policies,reduce the construction cost of prefabricated construction enterprises and improve the economic benefits of enterprises through the implementation of large-scale,standardization and industrialization to promote the enthusiasm of construction enterprises for the use of pre-component construction.In order to help construction enterprises reduce the construction cost,this paper analyzes the cost of assembly building design,production,transportation and lifting of pre-components,and adopts the cost analysis method based on earned value method to get more detailed cost control measures in each link.The comprehensive application of existing cost control methods to control the production,transportation and installation costs of prefabricated buildings can not only improve the economic benefits of enterprises,but also provide reference for the cost control of prefabricated buildings in the later period.Based on earned value analysis method,the implementation measures of earned value method are clarified to help construction enterprises balance the relationship between cost control and schedule management,so as to achieve the goal of promoting construction enterprises to adopt prefabricated buildings.
