Study On The Influencing Factors Of Interface Management During The Construction Stage Of Batch Fine Decoration Of Commercial Housing

As a special type of residential product,finely decorated commercial housing has been developing rapidly in recent years due to the positive drive of relevant national supportive policies and the growing demand for finely decorated commercial housing products in the domestic real estate market.As a kind of residential construction product that can be directly delivered for use,the construction of finely decorated commercial housing is inherently complex and comprehensive.If the construction method of batch decoration is adopted,the number of parties involved in the construction process is large,and the working interface and contractual interface are complicated,and various internal and external factors are interwoven and overlapped,so the construction enterprises that undertake the construction of finely decorated commercial housing will face a large systematic engineering interface management risk.This may not only bring hidden danger to the progress,cost,safety and environmental control of the renovated commodity residential project,but also seriously affect the quality and deliverability of the renovated commodity residential construction,and may constitute an obstacle to the effective organization and management of the construction process for the construction enterprises undertaking the renovated commodity residential construction.This has become a key management issue that needs to be solved in the process of construction of commercial residential mass finishing.The paper analyzes the national and international literature related to the study of this thesis topic,the main concepts and basic theories of interface management in the construction stage of commercial residential mass finishing are explained;the current situation of the development of domestic mass finishing commercial residential market,the current situation of domestic mass finishing commercial residential project management,the problems of interface management in the construction stage of domestic commercial residential mass finishing and their causes are analyzed;based on the findings of the literature,the thesis establishes the ke y influencing factors of interface management in the construction stage of commercial residential mass finishing on the basis of the preliminary selection of the factors influencing the construction stage of commercial residential mass finishing.Based on the findings of the literature,the thesis established the key influencing factors of the interface management of the construction stage of commercial residential batch finishing on the basis of the preliminary selection of the influencing factors of the construction stage of commercial residential batch finishing,using the questionnaire survey method;the thesis conducted descriptive statistical analysis,exploratory analysis and principal component analysis on the aforementioned key influencing factors using SPSS statistical analysis tools,and classified the 26 influencing The paper uses SPSS statistical analysis tools to conduct descriptive statistical analysis,exploratory analysis and principal component analysis on the aforementioned key influencing factors,and determines 26 influencing factors into six categories of common factors,named as construction work quality,interface handover work quality,owner’s work quality,communication and cooperation quality,design work quality and contract work quality;the paper establishes the importance ranking of key influencing factors of interface management in the construction stage of commercial residential mass finishing based on the fuzzy comprehensive evaluation of the six categories of common factors,a nd concludes The paper establishes the key influencing factors of interface management in the construction stage of commercial residential mass finishing based on the fuzzy comprehensive evaluation of six categories of common factors,and concludes that "q uality of work of the construction party" is the key influencing factor of interface management in the construction stage of commercial residential mass finishing,so the control of quality of work of the construction party should be strengthened.Combined with the one-way ANOVA of the influencing factors,the thesis proposes improvement measures for the interface management of the construction phase of commercial residential mass finishing.O n this basis,the thesis verifies the correctness of the results of the analysis of the influencing factors and the effectiveness of the improvement measures in this study through an empirical research analysis of the case of Yincheng Yuxidai project.
