| As a basic industry,it plays an important role in the national economy,and also plays an important role in industrial development and maintaining people’s daily life.However,the residential project itself has certain particularities,such as difficult construction,long construction period,unstable project operation,etc.These problems will affect the economic benefits of project construction.Compared with other projects,real estate construction projects do have more advantages.The risks will be more serious and the consequences will be more far-reaching.Therefore,this paper takes the Huafa Sakura Lake high-rise residential project as the research object,comprehensively uses quantitative methods to analyze the project risk identification and risk evaluation,and proposes corresponding risk countermeasures according to the analysis results.In general,the research content of this paper is divided into five chapters: the first chapter is the introduction,which introduces the research background and research purpose of this paper,and summarizes the research status at home and abroad,laying a theoretical foundation for the subsequent writing;The chapter is the overview of Huafa Sakura Lake highrise residential project and the status quo of risk management.It mainly introduces the basic situation of Huafa Sakura Lake high-rise residential project,and focuses on the current situation and existing problems of project risk management;the third chapter is Huafa Sakura Lake high-rise residential project.Risk identification,comprehensively use the checklist method and the Delphi method to identify the possible risks in the process of project development,and identify 12 types of risk factors covering the project decision-making stage,project preparation stage,project construction stage and project sales stage;The fourth chapter is the risk assessment of Huafa Sakura Lake high-rise residential project.The identified risk factors are evaluated by using the analytic hierarchy process and the fuzzy comprehensive evaluation method.The results show that the overall project is a medium-level risk;the fifth chapter is the Huafa Sakura Lake high-rise residential project.Risk response,based on the project risk assessment results,the project decision-making stage risk,project preparation stage risk,project construction stage risk and project sales stage risk are divided into high-level risks,medium-level risks and general-level risks,and the corresponding risks are proposed.Responses.Through the research,it can provide theoretical guidance for the risk management of the project,effectively improve the risk management ability of the project,so as to avoid the loss caused by the outbreak of risk factors in the process of project development,and promote the smooth completion of the project. |
