Since the 18th CPC National Congress,China has made the strategic decision of "vigorously promoting the construction of ecological civilization",and put forward the requirements of carbon peak and carbon neutralization in 2020.As a pillar industry of the national economy,the construction industry has not yet achieved industrial development,and there are a series of problems.In order to guide the industrial transformation of the real estate industry and realize the development of industrialization,governments at all levels across the country have issued a series of regulations.Based on the "two concentration" provisions of the Ministry of natural resources,the relevant policies of various regions have had a great impact on the market operating environment of the real estate industry,but the specific impact effect is not clear.Therefore,it is very important to analyze the impact of centralized land supply and its relevant policies and regulations on the industrial development of residential projects.Through the combination of qualitative analysis and quantitative analysis,taking Shanghai as an example,this paper analyzes the impact of centralized land supply policies on the industrial development of residential projects.Taking"centralized land supply mode-residential project industrialization developme nt environment-residential project industrialization development level" as the analysis route,the impact of relevant policies of centralized land supply mode is quantified through the indicators of residential project industrialization development environment.First,build the evaluation system of the industrialization development environment of residential projects,and study the impact of relevant policies of centralized land supply mode on the development environment of residential projects through qualitative analysis.Second,around the characteristi cs of housing industrialization(design standardization,prefabricated components and parts production industrialization,construction mechanization,organization and management informatization),through literature analysis,expert investigation,factor analysis and other methods,select indicators and determine the evaluation system of industrialization development level.Thirdly,the structural equation model of "residential project industrialization development environment-res idential project industrialization development level" is constructed,the data of relevant questionnaires are fitted,and the impact of relevant policies of centralized land supply on the development environment is analyzed.It is found that there are two problems in the relevant policies of centralized land supply in Shanghai:first,the supporting mechanism of relevant industries is not improved,Second,it has little impact on the index of design standardization in the industrialization development level of residential projects.Combined with the relationship between the relevant policies of centralized land supply in Shanghai and the industrialization of housing projects,this paper puts forward countermeasu res and suggestions.This study creatively transforms the policy characteristics into the development environment for quantitative analysis,applies the structural equation model to the field of policy impact analysis,constructs the structural equation model of "residential project industrialization development environment-residential project industrialization development level",and determines the influencing factors and paths of residential project industrialization development environment on its development level. |
