At this stage,China is still in the reality of large population,limited resources and fragile environment,advocating the development of building products that can take into account the quality of living environment and the impact of resources and environment is one of the important tasks of the current construction industry.With the further development of the society,the public’s material living standard has been significantly improved compared with before,and they pay more and more attention to the living environment and living comfort.However,due to the high cost of green homes at the time of purchase,consumers are discouraged from green homes and are less willing to pay.As a commodity house,green residential buildings have demand for better development,and consumers naturally become the fundamental driving force for the development of green residential buildings.In this paper,we analyze the incremental cost and incremental benefit of green residential buildings from the perspective of consumers,and provide some reference for consumers to purchase green residential buildings from the side of market demand.Taking the whole life cycle theory of the project as the basic theoretical support,this paper divides the incremental cost of green residential buildings:the first is the cost of house purchase,the second is the cost of operation and use,and the third is the cost of demolition and recycling from the perspective of consumers;the incremental benefits of green residential buildings are divided into the direct benefits of energy saving,water saving,and physical health generated when consumers live in them,and the indirect benefits of carbon emission reduction of air pollutants and work efficiency improvement.By constructing a cost-benefit model to quantify the incremental costs and benefits of green housing,an economic analysis of consumers’ purchase of green housing is conducted.Through the incremental cost-benefit analysis of a green residential building with two-star design mark in Shandong Province,it is concluded that the comprehensive net present value of benefits of the residential project is positive and its incremental cost-benefit ratio is 3.98,which concludes that the residential project has good economy and allows consumers to intuitively see that purchasing green residential buildings not only has economic benefits,but also makes consumers’ life more convenient and the environment It is also more convenient for consumers to live in a more livable environment,and the long-term living is very helpful for consumers’ health and work efficiency. |
