Housing is the basic consumption material of residents’ life,one of the necessary basic elements for human survival,development and enjoyment,and also an inalienable basic human right.Since the Third Plenary Session of the Eleventh Central Committee of the Communist Party of China,China’s economic system has completed the transformation from planned economy to market economy,and the housing distribution model has achieved a great transformation from unit welfare to market monetization.Since the reform and opening up,China has actively explored the establishment of a multi-level housing supply system suitable for the actual national conditions,vigorously strengthened the construction of social security housing,further improved the living conditions of the people,and promoted the healthy development of the real estate market.Prefabricated buildings are an important part of modern building industrialization.Prefabricated buildings focus on factory processing,change the traditional field operation mode,greatly shorten the construction time,reduce the cost,save labor,avoid the impact of environment on construction,and effectively improve the building quality.Since 2015,the development planning of prefabricated buildings at the national level has been intensively introduced.At the end of 2015,the Evaluation Standard for Industrial Buildings was issued,and it was decided to promote prefabricated buildings in an all-round way in 2016,and made breakthrough progress.In November 2015,the Ministry of Housing and Urban-Rural Development issued the Outline of Modernization Development of Construction Industry,which planned that prefabricated buildings would account for more than 20% of new buildings by 2020 and more than 50% of new buildings by 2025.In February 2016,the State Council issued the Guiding Opinions on Vigorously Developing Prefabricated Buildings,requiring the development of prefabricated concrete structures and steel structures according to local conditions,and striving to make prefabricated buildings account for 30% of the newly built building area in about 10 years.In March 2016,the government Work Report proposed to vigorously develop steel structures and prefabricated buildings,and improve the standards and quality of construction projects.In September 2016,the State Council issued the Guiding Opinions of the General Office of the State Council on Vigorously Developing Prefabricated Buildings,which clearly deployed the key areas for vigorously developing prefabricated buildings and steel structures,the target of prefabricated buildings accounting for new buildings in the future,and key development cities.Social security housing is a limited standard,limited price or rent housing provided by the government for low-and middle-income families with housing difficulties.Compared with ordinary commercial housing,government-led social security housing adopts unified policy standards,government funds and subsidies,and is mainly small-sized,integrating civil engineering and decoration,which is more suitable for prefabricated buildings.BIM(Building Information Modeling)is a new design concept based on three-dimensional design method,which stores and expresses the information data in the traditional two-dimensional design method with three-dimensional model as the carrier.It has many performances such as visualization,simulation,coordination and optimization.The adoption of BIM technology is helpful to realize the standardization and refinement of prefabricated buildings,the factory production,the assembly of construction,the integration of decoration and the informationization of operation.This thesis selects prefabricated social security housing as the research object,and discusses the design method of prefabricated social security housing based on BIM.The main contents of this thesis are as follows:Chapter 1: Introduction.In this chapter,the related research background,research purpose and significance are introduced,and the research content is defined,and the research process and methods of this thesis are summarized.Chapter 2: The historical evolution of prefabricated buildings and the development of social security housing.In this chapter,firstly,the historical evolution of prefabricated buildings at home and abroad and the development of social security housing are combed vertically,and the digital and green development trend of contemporary prefabricated buildings in China is clarified.In this chapter,the characteristics of prefabricated buildings and social security housing are analyzed,and the comparative advantages of prefabricated technology used in social security housing construction are summarized.Chapter 3: Design method of prefabricated social security housing based on BIM.In this chapter,firstly,the characteristics of BIM suitable for prefabricated building design are analyzed,the design principles of prefabricated social security housing based on BIM are summarized,and the design process of prefabricated social security housing based on BIM is summarized.It provides theoretical basis for realizing industrialization,informationization,digitalization and intelligence of buildings by BIM in the design process of prefabricated social security housing buildings.Chapter 4: Application research of design method of prefabricated social security housing based on BIM.In this chapter,firstly,the current situation of prefabricated affordable housing is summarized,and the existing affordable housing in Jinan is investigated and analyzed on the spot.Combined with the design principles and design processes proposed in the third chapter,the design of prefabricated affordable housing is discussed.Chapter 5: Conclusion and prospect.
