| The future community is in full swing construction,the concept of nationwide demonstration and driving effect is significant.However,it is found in practice that the future community,as a typical program construction,has the characteristics of large investment amount,long duration span and high uncertainty risk.Property in the class program of management practice,the lack of effective control path,in the time limit for a project and cost control of the dilemma,affect the future community program of eye binocular mark to achieve overall time limit for a project and cost.To solve the above problems,the critical chain method is applied to carry out collaborative optimization of binocular targets of construction period and cost for future community Programs.The formation process and method of dual objective optimization path are as follows:(1)It has realistic demand and theoretical feasibility to apply the critical chain method to carry out the dual objective optimization of project duration and cost.Based on a large number of literature studies,this study summarizes and concludes that the environment for project duration and cost optimization by CCPM has been mature.Its necessity has been highlighted and the feasibility has been available.(2)Establishing community program of building standard entity list in the future.In this study,word frequency analysis and content analysis were used to identify the standard configuration list of future community construction.The standard configuration lists identified were verified and combined through structured interviews.Eventually formed a community program of building standard entity list in the future.(3)Setting up the future community program of time limit for a project,cost optimization path of reality.Based on the theoretical feasibility and practical needs of the critical chain method,this study determined the cost index and calculated the buffer size of the critical chain based on comparative analysis and literature analysis on the basis of constructing the initial critical chain of the future community program.At the same time,the buffer monitoring system based on earned value method is constructed to help the owner to ensure the smooth operation of the critical chain network in the implementation process.In addition,refering to ESIA model of business process re-engineering theory,this research set the buffer and buffer to monitor two steps to merge,and forming a complete realistic path for the realization of dualobjective optimization of time limit for a project and cost is formed.(4)An application case of critical chain of a future community program is used to verify the validity of the research results.This dissertation adopts the method of case study to verify,following "case selection,the evaluation process,and validate the conclusion analysis path,a future community projects in Zhejiang group of real case application of critical chain,validation based on the critical chain method proposed by this study period,the feasibility and effectiveness of cost optimization path.The above research contains two aspects of innovation: first,based on literature analysis and case studies,the feasibility and realistic needs of the application of critical chain method and the duration-cost optimization of project clusters are clarified,and then the realistic path of the duration-cost dual-objective optimization of future community project clusters is proposed.Secondly,using the content analysis method to construct the future community project of construction entity list,help the owner side clear project group of each item entity construction scale and related standards,to promote the project group of whole construction period and cost control and optimization,to fill the future community project group of related research in the field blank.Through this study,it is expected to help the owner to better control the project group and achieve the project management objectives by applying the critical chain method. |
