| Changes in the cost of engineering projects not only lead to an increase in the amount of investment,but also have a significant impact on the overall quality,safety and duration of the project.Generally speaking,reducing costs and strengthening cost control are often important foun dation guarantees for companies to resist internal and external pressures such as competition from peers and improve employee and shareholder welfare.At present,there is a big problem in the management of engineering projects in China.The actual cost of a project is often higher than or even significantly higher than the project budget.The increase in the cost of engineering projects will reduce the efficiency of the entire project to a certain extent and will also affect the management of the entire engineering and corporate capital chain.On the one hand,the relationship between cycle,quality,and cost is not handled correctly;on the other hand,the awareness of cost control is poor and the whole process is not well controlled..Therefore,it is found that the reasons for cost changes,and strengthening cost control not only plays a positive role in preventing project changes and visas,but also has great significance for project management and improving project benefits.This article selected three projects of Z Company’s residential,hotel and office buildings from 2011 to 2019 as research objects,and selected a total of 2034 cost change cases for the three projects.Among them,a total of 1401 cost changes occurred during the construction of resi dential projects(R),a total of 279 cost changes occurred during the construction of hotel projects(H),and a total of 354 change orders for office projects(O).Through descriptive statistics,the three types of projects where the contract changes are r elatively large;the grey correlation analysis theory is used to study the correlation of factors for each cost change,and the cost changes during the construction process are summarized as requirements for acceptance specifications,adjustment of work scope,Eleven reasons for function changes,contract adjustments,design quality issues,settlement adjustments,design optimizations,site management,sales requirements,changes in geological conditions,and positioning adjustments were incorporated into the model for analysis.After research,it was found that the requirements of the inspection and acceptance specifications,the gray correlation degree reached 0.845,followed by the adjustment of the working range,the gray correlation degree was 0.733.In addition,functional changes,contract adjustments,design quality issues,settlement adjustments,positioning adjustments,changes in geological conditions,design optimization The gray correlations of other factors are also above 0.5,which has become a n important factor affecting cost changes.Based on the research’s five major influencing factors,a summary analysis and analysis suggest that the project should successfully complete the "two certificates and one book" in accordance with the regulations,prudent decision-making,department collaboration,improve literacy,and improve the system,seek professional technical team support,and strictly check and implement the necessary procedures for changes.And accurately describe the five major countermeasures for the scope of outsourcing,so as to do a good job of cost control of the project and improve project revenue. |
