| How mixed-use development around rail stations can balance the costs of rail construction,operation,and maintenance to support public transit-oriented This is a key issue in the spatial pattern integration design of station locations.Nanjing’s integrated development around rail transit stations has already started,and is in a phase where the construction of rail facilities and the development of land around the stations are regulated separately.It is a new stage in the development of the metro,the government,and the developer.In this transformative development period,it is necessary to identify the driving forces and conflicting interests of all parties involved,and explore new ways to design mechanisms to address the A series of key issues such as benefit distribution and capital balance,land use right acquisition methods,development and construction sequences in collaborative development.The new "drivermechanism" relationship will have a decisive influence on the design outcome of the spatial patterns around the rail transit stations.The thesis consists of two parts,the first part is a thematic study,which selects successful examples of rail transit station site development in Asia,and then presents the results of the study through the following two parts.The relationship of"driving force-mechanism-morphology" in the process of comprehensive land development around the site,and find out the meaningful mechanism design.In addition,we will take the Nanjing-Ningjiu Intercity Line Maqun and Kilin Town as examples to clarify the relationship between "driving force-mechanism-form" and the optimization.of the problem,and refer to successful examples of station lot development for mechanism optimization design.The next section is the spatial morphology design of intercity rail transit station lots,based on the mechanism optimization design in the thematic study,to establish the optimized " The spatial morphology around the station is designed by taking Maqun station as an example.The research findings are applied in the design,and the spatial morphological structure of the station lot before and after the design is compared to validate the results of the study.In order to promote the establishment of a multi-party collaborative development model for the comprehensive development of the Nanjing Intercity Line around the railway stations,which will provide a better environment for the future.This paper provides strategies and methods for integrated spatial development around intercity line stations in Nanjing and other rapidly developing cities in China. |
