| With the decreasing supply of land for urban residential construction and the increasing desire of real estate developers to pursue high rate of return,high-density residential areas have become the main force of real estate construction and market sales.When buying property in high density residential district,how to choose a house with high living comfort has become a topic of concern.At present,the index of residential comfort evaluation mostly takes the whole community as the research unit,which has limited guiding significance for people to choose specific houses.From the perspective of a house buyer,this paper analyzes residents’ needs for living comfort and the composition of indicators,and establishes a fine evaluation index system for the comfort of high-density residential communities.By analyzing each index to households,it can make a reasonable evaluation of the living comfort of each household in high-density residential communities.The main research contents and results of this paper are as follows:1)research community living comfortable model specification and related literature,works standard,analyze the basic indicators,screening and classification,in the perspective of buyers choose room,room door as evaluation unit,build high-density living comfort of fine evaluation index system in residential area,the index system includes a target layer(village residential comfort)index,the rule of three layer(building interior living environment,living environment,the internal support environment outside the building)and 20 layer index indicators.Analytic Hierarchy Process(AHP)is used to carry out weight analysis on the index system,and the weight value of each basic index is obtained,and then appropriate evaluation criteria and scoring rules are formulated.2)With reference to relevant building codes and scientific research results,and in combination with the index evaluation standards listed in this paper,the calculation methods of each index in the refined evaluation index system of residential comfort of high-density residential districts are studied and stipulated.The types of calculation formulas include type without type,segmented step type and continuous type.This provides reliable technical support for accurate calculation of the index system and improves the usability of the index system.3)Taking Xinli Longwan Community of Nanchang City as an example,this paper applies and verifies the fine evaluation index system of high density residential district.The BIM model of the community was established,and the indicators related to the internal living environment of the building were calculated by using the architecture professional Ecotect Analysis software.Super Map and Tsinghua EPS software were used to conduct three-dimensional monomer processing on the oblique photography images of the residential area,and the index values of the external living environment of the building and the internal supporting environment of the residential area were observed and calculated.Scores of each index is obtained by weighted Xinli Longwan district each room door living comfort score,and finally,the paper points out all residents living comfort level evaluation,and classification in spatial visualization system rendering,its result accords with the expected basic,and build scientific nature and rationality of index system is verified by.System,this paper builds evaluation index system of high density residential living comfort refinement,make originally in residential units for the overall evaluation,development to the house to households as a unit of evaluation,improving the evaluation of the degree of refinement,provide reliable reference for owner to choose specific properties,also provide the basis for sellers to determine the price difference. |
