| For Nanjing haoze,a small and medium-sized real estate project company,the process management of a project will affect the economic and social benefits of the whole company,and its impact on the development of the company can not be ignored,even related to the long-term survival of the company.Therefore,it is no longer a single unit mode of quality,cost and schedule control triangle,but from the whole process of the project construction as the research object,it needs to analyze the existing problems based on the existing project management system and process,and take various optimization measures,so as to improve the management level of quality,cost and safety,and the whole process control system must have Dynamic and flexible,and engineering construction project complex and changeable characteristics match.This paper selects "wanyuecheng" residential district project as the research example,based on the theory of engineering construction project management,analyzes and identifies the actual problems existing in the process management of the project,finds out the performance and causes of the problems,and then puts forward the feasible optimization and improvement scheme,as well as the guarantee measures for the implementation of the scheme.The research results show that the main problems of "wanyuecheng" residential district project are the one sidedness of schedule control,the lag of cost control,the mechanical of quality control and the lag of safety control,etc.,and the root of these problems lies in the lack of systematic and structural aspects of project construction management.In view of the above problems,the optimization measures mainly include people-oriented project start-up,overall planning with comprehensive structure,practical and systematic construction drawing design,dynamic and agile implementation,final comprehensive acceptance and integrated transfer of the project.The implementation guarantee of the optimization scheme also needs to strengthen the management from the aspects of organizational structure,human resources,project system,etc.The point of this paper is that the process management of real estate project needs to cover all aspects from project demonstration to completion and delivery,and realize the effective participation and cooperation of multiple departments and links,so as to put forward the countermeasures and suggestions for the process management of residential project,so as to make the enterprise project management process achieve the purpose of more effective,efficient operation and development. |
