The whole process cost management of real estate involves the entire project cost management from the project establishment to the completion of the settlement process.Since 1980,China’s real estate enterprises have gradually realized the importance of cost management,and they have begun to learn the methods of cost management,draw on the best of foreign advanced practices,and establish relevant cost management models according to different situations of enterprises.After a period of research and practice,Gradually formed the Chinese real estate market project cost management concept of the entire process.This paper applies value engineering,earned value method,work division method and other related theoretical methods to the whole cost control by consulting a lot of related information and learning related theoretical knowledge,and combining with the case study of B real estate S project.The following conclusions were reached:Through the study of the cost management of the first phase of the S project of the B real estate company,and based on the actual development of the project,we find out that there are shortcomings and deficiencies in each stage,such as: investment calculation at the investment decision-making stage is not scientific,and the decision-making system is not perfect.The design stage does not use the quota design,ignoring the product scheme cost optimization.According to the problems existing in the first phase of project S of real estate company B,the optimization measures for the whole process cost management and the implementation guarantees were carried out in the second phase of project S,such as adopting scientific investment measurement methods and designing the design phase in strict accordance with the limits.And use value engineering for design optimization and so on.Through a series of optimization measures,after the application of the optimized entire process cost management measures in the second phase of the S project,the final settlement cost of the project was saved by 9.93778 million yuan compared to the target cost.According to statistics,the total cost of the project is lower than that of other projects in the market during the same period.cost.Indirectly brings more economic benefits to the company.The paper had conducted an important research on whole-process cost management of S project in B real estate company.Theoretically,this would further enrich the academic system of whole-process cost management in our country.Practically,it would help B real estate company to effectively control the project development cost and realize sustainable development.At the same time,for other real estate companies of the same type,it would play an role of reference to manage project cost.
