Study On Whole Process Quality Management Of Real Estate Development Project

Since the real estate industry has reached the silver age,various unexpected factors have made the market rather competitive,and the buyers have raised their requirements of the quality.As a result,the real estate developers have shifted from the extensive operation mode back to the focus on the product per se,which entails that the current practical requirement of the real estate development projects is product of high quality.However,a great number of benchmark projects have set the buyers' requirement as starting point and expand the quality control process of the product to a large extent,extending from the construction phase already known in the past backward to planning design and even conceptual and feasibility study phase,as well as forward to the operation and maintenance phase.This dissertation,on the basis a selected large residence development project,firstly elaborates on the whole process quality management theory,and secondly studies in depth the application of whole process quality management at the stages of decision-making,preparation,implementation and conclusion of residence development projects,and lastly analyses and evaluates from an objective perspective the benefit derived from such application.The practice reveals that the whole process quality management applied to the residence development project ensures appropriate production positioning,development plan and quality target are created at decision-making stage,optimized planning scheme and design drawings together with enhanced design quality and foundation of quality workmanship are achieved at preparation stage,an engineering project recognized by both market and buyers and improved project quality are guaranteed at implementation stage,and a brand image featured with standardized management and quality service as well as a positive enterprise reputation are established at the conclusion stage.In addition,the sale of the project products can be fairly promoted with seldom surplus products left.The analysis presented by this dissertation assist in summarizing a set of operating methods for carrying out the quality management and improvement of the projects under construction by PowerChina,and in complementing the enterprise quality management system.It will further provide project quality management theoretical basis and experiential backup for the profit gaining and competitive strength of prospective projects,and offer practical experience for internal promotion and application of whole process quality management.
