Study On The Micro-location Characteristics Of The Business Type In The Surrounding Area Of Xi’an Rail Transit Station

With the rapid development of urbanization in China,the rapid expansion of metropolis,metropolis problems such as traffic congestion are gradually emerging,the construction of urban rail transit has become an important means to The construction of urban rail transit lines has improved the accessibility of areas along the line and promoted the increase in the value of land of areas along the line.At the same time,the effect of business agglomeration in the areas along the line has become prominent,making the surrounding areas of urban rail transit stations gradually develop into the most active business area in the city.To a certain extent,the construction of urban rail transit promotes the adjustment of the layout of business type,and through reasonable planning of the surrounding areas of urban rail transit stations can achieve the compact and high-density development of business space and promote the development of urban economic prosperity.This study selects the surrounding areas of 10 stations on the Xi’an Metro Line 1-4 as the research objects,and divides them into four types:hub stations,key stations,transfer stations,and general stations,and research on the three characteristics of business type layout,space environment and consumer behavior in the surrounding area of stations by type.Use fuzzy comprehensive evaluation and gray relational analysis to analyze the degree of correlation between business type layout,space environment and consumer behavior,explore the influencing factors of the micro-location characteristics of the business type in the surrounding area of stations.Use analytic hierarchy process to construct the evaluation system of the micro-location characteristics of the business type in the surrounding area of stations,and based on the evaluation results,propose optimization strategies for business type layout,space environment,and space vitality in the surrounding area of stations.Research shows:①The planning and construction of Xi’an urban rail transit guide the clustering of business type space,and the surrounding area of stations is the area with the highest correlation between the two.The stations on the edge of the central city are gradually becoming the new growth pole of business type space in the city.The construction of business space with the business complex building is a new trend in the integrated development of stations and city.②The balance of business types,the diversity of business space organization forms,and the extensiveness of business layout in the surrounding area of transfer stations are better than those of hub stations,key stations,and general stations.③The mixed degree of land use,the accessibility of transportation,and the convenience of bus transfer in the surrounding area of transfer stations are better than those of hub stations,key stations,and general stations.④The age structure of consumers around Xi’an urban rail transit stations is showing a significant younger age,regularly uses rail transit as the main mode of transportation,and consumer demand is concentrated in catering,clothing,leisure and entertainment.⑤The micro-location characteristics of the business type in the surrounding area of Xi’an rail transit station are affected by objective spatial location factors such as business type,business space organization forms,business layout,the mixed degree of land use,the accessibility of transportation,and the convenience of bus transfer,and subjective behavior perception factors such as the basic characteristics of consumer,travel behavior preferences,consumer behavior preferences.
