| The development intensity of construction land is an important control indicator for the planning and dynamic implementation of monitoring of the main functional area,and an important means of controlling construction behavior.In recent years,the Pearl River Delta urban agglomeration has experienced excessive land use for the inner circle of the urban agglomeration of the development process.Land resources are in short supply,and there are problems with low efficiency and low intensity utilization of construction land in the outer circle of urban agglomerations.Therefore,based on the dual management and control of regional construction land development scale and development efficiency,we will thoroughly explore the temporal and spatial changes of construction land development intensity of urban agglomerations at different scales,and fully understand the specific conditions of urban agglomeration development and construction.This paper takes 47 districts and counties in the Pearl River Delta urban agglomeration as the research area.First,constructs a comprehensive evaluation system of construction land development intensity from the economic density index,population density index,resource carrying capacity index,environmental pressure index and development breadth index,and calculates the urban agglomeration.Construction lands development intensity at different scales of 2009 to 2018;secondly,understand the current status of urban agglomeration construction land development,land use scale,and construction land development problems;then,use nuclear density estimation,coefficient of variation,Theil index,and exploratory spatial data The analysis method explores the temporal and spatial characteristics of the construction land development intensity difference in the 47 districts and counties of the urban agglomeration from 2009 to 2018;then introduces a stepwise regression model to explore the driving factors that cause the temporal and spatial differences;finally,combines the temporal and spatial characteristics and driving factors of the construction land development intensity of the urban agglomeration,Put forward the strategy of rationally regulating the development intensity of construction land and the total scale of construction land,and optimizing the spatial layout.Research indicates:(1)From 2009 to 2018,the expansion rate of construction land in the Pearl River Delta urban agglomeration showed a declining trend.The expansion rate of construction land was relatively large at the beginning of the study,but the expansion rate of construction land in the districts and counties during the entire study period differed significantly.The spatial distribution characteristics of the inner circle of the urban agglomeration gradually radiating to the surrounding area;While the expansion intensity of urban agglomeration construction land is basically the same as the expansion speed change trend.There are also obvious spatial differences in various districts and counties.During the study period,the construction land expansion intensity all showed urban The main urban area within the group is the largest,and the surrounding districts and counties are the second.The population elasticity indexes of construction land expansion shows that there are problems in urban agglomerations such as the inconsistency of construction land expansion and regional population changes,construction land expansion,and unreasonable land use scale.(2)From the analysis of the city scale,the development intensity of the construction land of the Pearl River Delta urban agglomeration is showing an increasing trend,and the development intensity of the construction land of the urban agglomeration shows the two high centers of Dongguan and Shenzhen,and the other peripheral areas are decreasing in turn.From the county-level analysis,there are large regional differences in the development intensity of built-up land between districts and counties,and the differences are gradually expanding.The development intensity of built-up land in each district and the county of the urban agglomeration shows a “spreading” spatially and is based on the Pearl River.The urban area along the port is a spatial distribution feature that radiates from the center to the surrounding urban area.(3)The development intensity of construction land in the Pearl River Delta urban agglomeration has significant temporal and spatial differences,with an expanding trend in the time dimension,and an agglomeration distribution pattern in space.The nuclear density estimation,coefficient of variation,and Theil index indicate that the Pearl River Delta urban agglomeration has a relationship between districts and counties during the study period.The difference in the development intensity of construction land shows an expanding trend,and there is a phenomenon of multi-polarization,and the urban agglomerations are the difference in construction land development intensity between districts and counties in the urban area is greater than the difference between urban areas.The difference in construction land development intensity among districts and counties in metropolitan areas is the main reason for the differences in urban agglomerations;the spatial relationship of construction land development intensities in various districts and counties is positively correlated,but The development intensity of urban agglomeration construction land is very polarized.Locally,a stable "high-high" agglomeration type and a "low-low" homogeneous spatial agglomeration state are formed,and the development intensity of construction land shows a "hot spot-secondary hot spot-secondary" The characteristics of the spatial pattern evolution of "cold spot-cold spot" and geo-statistical trends further indicate the spatial heterogeneity of urban agglomeration construction land development.(4)Population density,public fiscal budget revenue per land,industrial structure upgrading,urbanization,per capital arable land area,and land per capita social fixed assets are the core driving factors that cause the temporal and spatial differences in the development intensity of urban agglomeration construction land.Among them,population density,Public budget revenue,urbanization and social fixed assets per land are positively correlated with the development intensity of construction land per land,that is,they have a positive effect on the development intensity of construction land in urban agglomerations,while the upgrading of industrial structure,per capita arable land area and construction land development intensity show a positive correlation.Negative correlation can inhibit the expansion trend of construction land development intensity;population density is the main driving factor for areas with high construction land development intensity,population density and average public budget revenue are the main driving factors for higher construction land development intensity areas,population density,Per capital construction land area,average elevation,and per capital social fixed assets are the main driving factors for medium development intensity.Population density,urbanization,per capital public budget revenue,and per capital arable land are the main driving factors for low development intensity.(5)Propose the regulation strategy of "exploiting the development potential of stock land,differentiated construction land development intensity control
