With the rapid development of China’s economy and the acceleration of urbanization,problems such as urban resource shortage,traffic congestion,traffic safety,and traffic pollution have become more and more serious.Rail transit will play a huge role in mitigating urban pollution,reducing traffic congestion,and promoting urban development to the suburbs.This paper takes Nanjing Rail Transit Line 3 as an example to explore the basic theories and methods of the impact of urban rail transit development on the development intensity of land around the site,this provides a theoretical basis for urban rail transit planning,land development around the site,and adjustment of urban spatial structure.The main research contents and results of the thesis are as follows:(1)Calculation of the site classification and influence range of Nanjing Rail Transit Line 3.This paper first calculates the land dominance index and land use uniformity index of each site through hierarchical clustering method,the rail transit line 3 stations are divided into five categories: residential sites,public sites,commercial service sites,transportation sites,and industrial sites.Secondly,using the matlab interface design,an automatic calculation of the distance attenuation function to be determined coefficient and the aggregation effect attenuation curve of the station pedestrian connection passenger flow are drawn,by selecting the appropriate grading 80%,the reasonable walking distance of each station is calculated,and the walking radius of the affected area of the orbital station is defined as 710-910 meters by the conversion coefficient.(2)Analysis of the characteristics of land development intensity changes around the site.Taking the Nanjing Rail Transit Line 3 as an example,this paper analyzes the variation characteristics of land development intensity around the rail transit station from two aspects of time and space.From the perspective of time,the intensity of land development around the rail transit station mainly shows the following characteristics:(1)The intensity of land development around the site has generally increased with time,but the growth rate is slowing down;(2)The intensity of land development around the site gradually becomes more balanced with the increase of time;(3)The differences between the groups were significantly higher than the intra-group differences,and the intra-group differences in the Thiel index decreased over time,indicating that the same type of sites gradually became more consistent over time.The difference between groups gradually increases with time,indicating that the difference of different types of stations becomes more and more obvious with the operation of the track.From a spatial perspective,the intensity of land development around rail transit sites is mainly characterized by the following aspects:(1)In the urban areas with large land development intensity,the sites with large growth rate are concentrated in the suburbs.The growth rate of land development intensity around the Nanjing Rail Transit Line 3 is spatially differentiated in the region,and the growth rate of the suburbs is greater than that of the city.The growth rate of the district;(2)Basically,a relatively stable spatial agglomeration state is formed.By analyzing the global spatial autocorrelation and local spatial autocorrelation of each site,it is shown that the land development intensity around each site presents a clear spatial agglomeration region in both the overall and local spatial distribution.A significant spatial association has been formed.(3)Analysis of the influencing factors of land development intensity change around the site.Firstly,through the typical correlation analysis,the paper eliminates the index with relatively small correlation coefficient and obtains the index with higher correlation.Secondly,through the principal component analysis method,the four driving factors are analyzed,and the contribution rate of rail transit is 74.538%.Therefore,the construction of rail transit is the biggest driving force for the change of land development intensity around the site.
