Under the policy environment of “No speculation in housing”,the real estate industry has stepped into the era of “Big fish eating small fish”,which makes the capital pressure of real estate enterprises further increase and face the survival crisis.It is one of the difficulties that real estate enterprises urgently need to solve how to maximize the project benefit with reasonable cost in construction project and then improve the enterprise’s anti-risk ability.As a method of analyzing and summarizing the completed projects and guiding the management of the follow-up projects,post-project evaluation is expected to be the key to solve the problem.Because the real estate project has the characteristics of risk and repetition,the post-evaluation of the real estate project should not only pay attention to the output effect of the project,but also the implementation process of the project.There is a certain logic relationship between the project implementation process and the output effect,the success of the implementation process directly determines the output effect of the project,and the output effect can feedback the completed project and guide the follow-up Project Implementation Process.In view of this,this paper constructs the project post-evaluation system from two evaluation elements: process post-evaluation and benefit post-evaluation,on the basis of a questionnaire survey among the practitioners of construction units,construction units and design institutes involved in the real estate industry,this paper uses the structural equation model to analyze the function path of the project post-evaluation system,and determines the index weight,finally,the post-project evaluation analysis is carried out with the actual project case to provide reference for the practical application.The research results of this paper are as follows:1)attach importance to construction management.In the post-process evaluation,the construction phase has the greatest influence on the project benefit,among which the organization management,contract management and settlement payment schedule are the top three.Although the influence of the construction stage on the economic benefit of the project is limited,the problems of the project quality,the project payment in arrears and the falsification of the EIA report are frequently found in the “High turnover”development mode of the real estate enterprises,which will seriously damage the social benefit and the environmental benefit of the project.2)pay attention to the environmental benefit and improve the product value.The standardized path coefficients of economic benefit,environmental benefit and social benefit are 0.89,0.54 and 0.81 respectively.In the real estate project,the economic benefit is in the first place without doubt,but what needs to be noticed is that the evaluation index of the social benefit also follows the economic benefit closely,which is worth the construction practitioner’s attention,the economic benefit and the social benefit are inseparable,as the product service provider should have the social service consciousness,based on the social demand,follows the trend of the times,can create the product which the society is satisfied with and accepts,realizes the enterprise and the Society win-win.But the environmental benefit evaluation index is slightly low,does not mean that the environmental benefit is not important,on the contrary is the value point which the developer urgently needs to raise,in the people to the good life request and the standard unceasingly enhances,the green is the life intrinsic color,as the product supplier should fully excavates the value point in the respect customer demand,then raises the product premium,not neglects,the denial,even resists this tidal current trend,the consequence will be eliminated by the market.3)there is a positive impact between project implementation process and output effect.In the SEM model,the interaction between the post-process evaluation and the post-benefit evaluation is very significant,the effect coefficient is 0.63.This result validates the hypothesis that there is a positive relationship between the project implementation process and the project output effect,further enriches the project post-evaluation theory system,and also provides a reference for the actual project post-evaluation work.
