The installation of elevators in existing houses is one of the important measures to solve the problem of family pension,and it is also a key measure to improve the living quality of old communities.How to effectively solve the problems existing in the process of installing elevators,and speeding up the promotion of installing elevators is an urgent problem to be solved.In this paper,the field survey-engineering records-problem source-strategic conception as a logical route to Tianjin’s first break ground existing residential elevator installation project-Tianjin A residential quarter 25 building 4 unit installation elevator project to carry out investigation and the study.Firstly,systematically understand and summarize the research results and examples related to the installation of elevators in existing houses at home and abroad,and investigate the application of the elevators by investigating the current situation of the residential buildings,installing the elevator promoters,installing the elevator construction units and relevant government functional departments.In-depth research was carried out in the stages of approval and construction.Then,combined with the engineering research and the practical experience of installing elevators in many places across the country,the problems existing in the process of installing elevators in existing houses were analyzed.It was pointed out that there are mainly three problems: the owner’s will,Implementation model issues and design and construction issues.Among them,in view of the difficulty of unifying the owner’s wishes,a fund allocation plan based on the disparity management theory is proposed.At the same time,two kinds of economic compensation and area compensation are proposed for the low-level owners’ compensation measures.For the implementation mode,corresponding solutions are proposed.Measures: Establishing the market-oriented elevator type;Implementing the system of installing elevators and entrusting agents;Optimizing the procedures for the approval of elevator installations;Proposing the principle of maximizing the interests of owners,the principle of priority for flat-level households and the minimum The principle of three major additions to the principle of influence,in order to reduce the restrictions on the size of the installation plan,and as a basis for planning review;for the complex problems of pipeline reconstruction,it is proposed that an additional elevator integrated pipeline transformation department should be established,and the implementation method for pipeline reconstruction should be clarified.,charging standards and renovation deadlines to improve pipeline transformation efficiency.Based on the first break ground existing residential elevator installation project in Tianjin,this paper proposes a set of measures covering the stages of willingness,approval,construction and design,in order to solve the problems of existing residential elevators.The promotion of residential elevators provides theoretical guidance and practical reference.
