Research On The Compilation Of Urban Design Guideline For Plots Of Nanjing

In our country,urban design has always had the phenomenon of "heavy design,light control".As a tool for transforming urban design language into management language,urban design guidelines provide a guarantee for implementing urban design intentions and guiding construction implementation to a certain extent.Up to now,there have been many research results on the theory and practical application of the guidelines at home and abroad,but there is a lack of tracking feedback on the compilation of plans in combination with the implementation effect.This study takes the urban design achievements at the micro level of the plot urban design plan as the research object.The article first starts with the relevant theoretical and practical research on plot urban design plans: summarizes and summarizes relevant research trends in the field of urban design guidelines at home and abroad and selects four urban design pilot cities in Shenzhen,Shanghai,Beijing,and Guangzhou as key cases.It compares and analyzes the practice of making urban design plans at the micro level.Secondly,it focuses on the compilation and implementation of the urban design plans of the Nanjing plot: on the basis of the detailed analysis of the method of compiling the urban design plans of the Nanjing plot,the urban design plans of the plots around the Nanjing South Railway Station are adopted by the method of tracking and comparison Track the process from preparation to implementation,analyze the function and implementation of plan control elements in planning and management,and give feedback on the current method of drawing urban design plans for Nanjing plots based on the implementation effect.Then,according to the current situation that the universal control content of the Nanjing plot urban design plan is insufficiently targeted in different types of regions,the optimization concept of "classified management and control" is put forward: in the management and control mode,"differentiated" control is adopted.Fully consider the various urban styles of Nanjing,and divide the key areas within the city area into urban center area,waterfront area,coastal area,urban transportation hub area,historical and cultural protection area and other important functional areas based on different types of urban style;In terms of content,build a customized control element system of "basic elements + selective elements".Based on the "Nanjing Plot Urban Design Plan Technical Standard",extract basic control elements,and specify the selective elements that need to be considered for different types of areas,and adhere to the principle of different management and control in different types of areas to improve different areas The pertinence of urban design control.Finally,the surrounding area of Xianlin Station of Nanjing High Speed Rail was selected as the empirical research object,in accordance with the requirements of the "Planning Technical Standard for Nanjing Land City Design Plan" for the preparation of plans,combining the concept of "differentiated" management and control mode and "customized" control content,Use the method of practice simulation to compile the plan and make a preliminary verification of the operability of the "classification management and control".
