| With the continuous development of cities in China,the existing transportation system is difficult to bear the rapid increase of motorized travel.Traffic congestion has become an urgent problem.In order to alleviate the traffic congestion in the city,more and more cities have begun to establish urban expressway system.The construction of urban expressway provides faster speed,improves formal efficiency,saves the time cost of transportation and greatly alleviates the traffic congestion in the city.Secondly,the construction of expressway can optimize the allocation of urban resources and reasonable urban layout,which will have a very wide and long-term impact on land use,economic activities and local finance.The traffic convenience brought by urban expressway to the region along the line can promote the sustainable development of the economic belt along the line.The development and construction of the real estate along the line and the change of real estate price directly reflect the driving effect of urban expressway on the economy along the line.This paper establishes a double difference model,stripping the macro factors of the city from the interference of the real estate price,and studies the impact of urban expressway on the real estate prices along the line.The paper selects three longitudinal and two horizontal express roads in C as the research object,analyzes the real estate prices along the line.The regression results of substituting sample data into the double difference model show that the impact of C City Urban Expressway on the real estate prices along the line is effective,and this effect is positive promotion effect.Through the test of the model,this regression result is verified.After the effectiveness of the policy is verified,the spatial and temporal effects of C City Expressway on the real estate prices along the line are analyzed.In the spatial effect analysis of C urban expressway on the real estate price along the line,the paper first demonstrates the impact of urban expressway intersection area on the real estate price along the line,and compares with non cross area.The results show that the cross area of urban expressway plays a positive role in promoting the real estate price along the line,and this driving effect is stronger than that of non cross-border areas.Secondly,by drawing the contour map of the annual average price of real estate along the East Expressway in each time period(the annual average growth rate of C city is stripped),the change of real estate prices along the East Expressway is observed and analyzed.Based on the comparison and analysis of the real estate price growth in the range of 1km along the East Expressway,it can be concluded that the eastern expressway will promote the real estate price along the line the most.At the same time,it is concluded that with the difference of the distance from the urban expressway,the real estate price increases in the planning period,construction period,initial stage and two years after the opening of the urban expressway The rate varies.In the analysis of the time effect of C City Expressway on the real estate price along the line,the paper analyzes the real estate prices of three longitudinal and two horizontal express roads in C city in planning period,construction period and opening period,and observes the influence of C urban expressway on the real estate price along the line at different points.The comprehensive data analysis concludes that urban expressway has different promotion effects on the real estate price along the line during the planning period,which often has obvious inhibition effect on the real estate price along the line during the construction period.The effect on the real estate price along the line is unstable in the year when the expressway is opened,but mainly in the promotion function,one year after the express road officially passes The promotion effect of the real estate price along the line is very significant,which generally starts to weaken after two years.This paper also analyzes the impact of urban expressway on the social economy brought by the promotion of real estate prices along the line.By calculating the total increase of real estate prices along some sections in each year,the paper evaluates the effect of urban expressway construction on the whole social economy.This paper also puts forward reasonable suggestions for the negative impact of urban expressway construction on the surrounding and the society.These suggestions are reflected in four aspects: investment and financing of urban expressway,reducing road traffic noise pollution,landscape improvement and environmental protection,and expressway planning and design. |
