With the continuous improvement and prosperity of the housing market in China and the high quality of urban dwellers,the real estate operators pay greater attention to the external premium value of the urban landscape resources.This value is recognized in the value added of the housing.Therefore,the quantitative study of the effect of the neighboring house prices on the landscape resources is realistic significance.Based on the environmental value theory and the public goods investment theory,this paper combines the landscape value evaluation method and the real estate valuation method,and uses the Meta regression analysis method based on the characteristic price model to make a systematic quantitative analysis on the characteristic variables and landscape variables which affect the value added benefit calculation of real estate,and determine the various factors.The empirical results demonstrate that the three major factors of housing location,architecture and neighborhood have significant factors such as traffic,building area,room number,volume rate and villas.In the landscape variable,the distance to the landscape is reduced by 100 m in the range of the landscape influence radius 800 m.It brings 5.5% value added to the real estate,in the range of the landscape impact radius 1000 m,the distance from the landscape to the landscape can be decreased by 100 m,which can bring 8.84% value for the property.Finally,this paper uses the data in the sample case to verify the consequences of the Meta-analysis in this paper,are effective.The research results show that the unique value of the urban landscape has a significant impact on the living environment of the residents,which has a significant positive impact on the surrounding real estate prices,and provides a reference for urban policy makers to provide a definite reference for the land planning and development around the urban landscape.
