Currently,China is in a new period of advancing the new type of urbanization in a more comprehensive and in-depth manner.Smart city construction is an important combination point for coordinating urbanization and information development,and it has become a national strategy.As smart city construction continues to advance,the level of urban intelligence is rapidly increasing.Real estate elements,as an important carrier of urban smart development,can be expressed through abstracting and analyzing massive real estate registration data.This provides a solid data foundation for empowering the development of urban smartness based on real estate element data.The relationship between real estate elements and the level of urban smartness is complex and lacks quantitative research to clarify its mechanism.Therefore,it is of great significance to clarify the deep relationship between real estate elements and urban smartness,break through the limitations of qualitative analysis of real estate elements driving urban smartness,explore and reveal its driving mechanism for the development of urban smartness.This is important for optimizing the allocation of real estate elements and promoting the development of urban smartness.In this paper,five administrative districts in Xuzhou City(Yunlong District,Gulou District,Quanshan District,Tongshan District,and Jiawang District)are used as the research area.Panel data from 2016 to 2021 are used to establish an evaluation system for urban smartness and calculate the level of smartness.Combined with real estate element data,exploratory spatial analysis methods are used to calculate the Moran’s index for real estate elements and urban smartness,and visualized charts are created to preliminarily analyze the spatial pattern of real estate elements and urban smartness development.Furthermore,a spatial econometric analysis model is established to explore the impact of real estate elements on urban smartness and its driving mechanism.The main methods and conclusions are as follows:(1)Definition of real estate elements and urban intelligence,and analysis of the mechanism of real estate elements driving urban intelligence.Based on relevant literature,the concepts and connotations of real estate elements and urban intelligence are defined,and the mechanism of real estate elements driving urban intelligence is analyzed and formulated.Real estate elements refer to the real estate itself and its structure,which are summarized into four aspects: "infrastructure level","land use pattern","public space quality",and "building function and spatial layout".Urban intelligence refers to the process of improving urban management efficiency and resident living efficiency based on emerging technologies,which are summarized into five dimensions: "intelligent infrastructure","smart government","smart livelihood","smart production",and "innovation-driven".The possible mechanism of real estate elements driving urban intelligence development is summarized into three categories: "improving resource circulation speed to promote the improvement of urban intelligence level","optimizing the living environment to promote the improvement of urban intelligence level",and "improving government governance efficiency to promote the improvement of urban intelligence level".(2)Study on the evaluation of urban intelligence level and the analysis of the driving mechanism of real estate elements on urban intelligence.Based on multiple sources of data,the evaluation indicators for urban intelligence level are constructed,and the entropy weight-TOPSIS method is used to calculate the urban intelligence level index and to analyze the change process of urban intelligence level in the study area.Based on the urban intelligence level index,the real estate element data is reduced using stepwise regression analysis to construct a dataset of real estate elements and urban intelligence level.The research method of exploratory spatial analysis and spatial econometric analysis is clearly explored,qualitatively and intuitively describing the spatial pattern of real estate elements and urban intelligence level,and conducting spatial econometric analysis to estimate regression coefficients quantitatively and decompose spatial effects,further analyzing the mechanism of real estate elements driving urban intelligence.(3)Empirical study on the mechanism of real estate elements driving urban intelligence.Firstly,exploratory spatial analysis is conducted for the five districts of Xuzhou city,including spatial autocorrelation analysis,center of gravity evolution analysis,and standard deviation ellipse model analysis for real estate elements and urban intelligence level,exploring the spatial pattern and relationship between real estate elements and urban intelligence level based on the obtained Moran’s Index,the trajectory of center of gravity evolution,and standard deviation ellipse,and discovering that both have significant spatial agglomeration and a spatial distribution pattern of "southwest-northeast",and the trajectory of center of gravity evolution also presents a change direction of "southwest-northeast".Secondly,a spatial econometric model is established,and LM,Hausman,LR,and other model selection tests,model effect selection tests,and robustness tests are conducted to select a spatial Durbin panel model for coefficient regression and to decompose spatial effects,further exploring the mechanism of real estate elements on the development of urban intelligence in the study area and adjacent areas.The results show that improving the speed of resource circulation,the living environment level,and government governance efficiency can promote the development of urban intelligence,and the corresponding promotion effect has a significant spatial spillover effect,which quantitatively verifies the mechanism of real estate elements driving urban intelligence.
