Eco-civilization has been the new point of building the moderately prosperous society as the holding of The 17th Congress. The development of economic and urbanization has also caused the contradiction between ecology and development. At the same time, scholars are paying more attention to the ecology and built ecology. We choose the landscape and peripheral residence prices as the study object and explore the influent that the landscape caused on the peripheral residence price in order to find the contradiction a new solution. This study can also explain why and how the landscape can change the prize.We picked the West Lake and the Xixi Wetland as the representative landscape. The research obtains the characteristic information of different community the housing prize information at different time. By using GIS and SPSS we tried to find out the relationship between landscape and the peripheral residence price. To improve the model, the distance character is chosen for further study. And came to the following conclusions:(1) The West Lake has a significant influence on the peripheral residence price in the main city zone of Hangzhou. But the Xixi Wetland doesn’t have a significant influence on the price of the residential house from the whole area. (2) To improve the variable of The Xixi Wetland, we replaced the distance from the landscape by the distance from the house to the free entry of the Xixi Wetland, and found that the model fits better. Using the new variable, the Xixi Wetland shows a significant influence on the residence within 6km.(3) The impact of the landscape decreases as the distance become further, but not a linear decrease. (4) From 2005 to 2015, the influence of landscape increases in the whole. The West Lake always has influence on the residence price in the period, but the influence of Xixi Wetland only shows up in 2015 within 6km. |
