Since China’s reform and opening up more than 40 years ago,the urbanization construction has achieved rapid development,and the urbanization rate in 2019 has reached 60.60%.The rapid urbanization process has put tremendous pressure on urban resource utilization and ecological environmental protection.In order to realize the sustainable development of urban construction,urban renewal campaign has been carried out all over the country.However,in the past,most of the domestic urban renewal projects were carried out in the way of large-scale demolition and construction,which not only cost material and financial resources,but also may damage the historical and cultural features of the city,and cause a series of social problems.In order to achieve the purpose of orderly updating the city and avoid the problems caused by the traditional brutal updating methods,the "small-scale,small-scale" micro-renovation method was born and used in the renovation of old residential areas.However,according to the residents’ satisfaction return visit evaluation of some old residential areas micro-renovation pilot projects,the overall satisfaction of residents is not high,and the satisfaction evaluation level presents multi-level differentiation and residents are not satisfied.The micro-renovation of old residential areas is a major livelihood project.The research on the influencing factors of residents’ satisfaction can provide reference and suggestions for the successful implementation of the micro-renovation project of old residential areas and the realization of the expected goals.Based on this,the subject research of this paper is of great significance,which can solve the problem of low residents’ satisfaction in the micro-renovation of old residential areas to a certain extent.Firstly,the paper uses literature research,field research and other methods to sort out the research status,related theories,development status and problems in residents’ satisfaction.Then,through literature research and expert investigation,the paper identifies,revises and determines the influencing factors of residents’ satisfaction of micro-renovation of 13 old residential areas in four categories,i.e.transformation content,community management,construction unit and individual residents,and establishes the theoretical model of its structural equation.Finally,based on the data collected by the questionnaire,parameter estimation and fitting evaluation are carried out for the model.According to the path relationship between the model’s residents’ satisfaction and the influencing factors,five key influencing factors are found out,which are the impact of the main housing reconstruction,the construction process on the residents’ lives,the residents’ reconstruction willingness,the community’s response to the residents’ reconstruction opinions and the infrastructure reconstruction.The paper also gives 13 suggestions to improve residents’ satisfaction.In this paper,the structural equation model is applied to the quantitative analysis of the influencing factors of residents’ satisfaction in the micro-renovation of old residential areas,which improves the research methods and theoretical system in the field of residents’ satisfaction in the micro-renovation of old residential areas.At the same time,the paper gives corresponding suggestions on how to improve the residents’ satisfaction of the follow-up micro transformation of old residential areas,which is of great practical significance for the government to formulate relevant policies and achieve the goal of micro-renovation of old residential areas. |
