Research On Residents’ Participation Behavior And Incentive Mechanism In The Renovation Of Old Residential Areas

At the present stage,China has comprehensively promoted the renovation of old residential areas,and the renovation has achieved initial success.However,in the process of promotion,it also faces many difficulties such as conflicts of interest,shortage of funds,contradictions and disputes,and residents’ participation enthusiasm is generally not high,which affects the progress of the renovation work to a certain extent.Residents,as the direct interests of the reconstruction work,cannot solve the difficult problems of reconstruction at present without residents’ participation.Therefore,how to motivate residents to actively participate in reconstruction is an urgent problem to be studied.This study not only explores the influencing factors of residents’ participation behavior from the perspective of individual residents’ participation behavior,but also further discusses the evolutionary game relationship between the government and residents under the incentive mechanism adopted by the government.Finally,the incentive strategy of residents’ participation behavior in the renovation of old residential areas is put forward.Firstly,based on the theory of planned behavior,combined with ERG theory,attitude-situation-behavior theory and good governance theory,a theoretical model of residents’ participation behavior is constructed,and research hypotheses are put forward.By issuing a questionnaire,data analysis shows that residents’ behavior attitude,subjective norm,perceived behavior control and demand have positive effects on their willingness to participate;Perceived behavior control,demand and participation intention has positive effects on participation behavior;The influence of residents’ willingness to participate on participation behavior is regulated by situational factors.Secondly,based on the evolutionary game theory,this paper further discusses the evolutionary game relationship between the government and residents under the incentive mechanism adopted by the government,and uses Matlab software for simulation.When the government chooses incentives and residents participate,which brings high social benefits to the government,the government will choose incentive strategies.When the government adopts incentives,the lower the additional capital cost and supervision cost,the government will also choose the incentive strategy.On the basis of the above analysis results,it is constructed to include an incentive mechanism including four elements of the incentive body,incentive object,incentive goal,and incentive.Based on residents’ participation behavior incentive mechanism,the incentive strategy for residents’ participation behavior in the renovation of old residential areas is proposed from four dimensions: spiritual incentive,economic incentive,organizational incentive and institutional incentive.At the theoretical level,this study applies the theory of planned behavior,good governance theory to the field of renovation of old residential areas,which not only enriches and broadens the theory of renovation of old residential areas,but also provides theoretical support for residents’ participation behavior incentives in renovation of old residential areas.On the realistic level,it provides an incentive strategy for the government to encourage residents to participate in behavior,which is conducive to promoting the smooth progress of the renovation of old residential areas.
