Study On The Influencing Factors Of Satisfaction Of Low-income Housing Residents Based On SEM

Housing problem has always been an important focus of people’s livelihood.With the booming development of indemnificatory housing market,the satisfaction of residents has also attracted much attention.In order to alleviate the housing difficulties of low-and middle-income people in the context of high housing prices,the government has actively promoted the construction of low-income housing.But the problem is also becoming more and more prominent,the satisfaction of social security housing residents is not satisfactory.In order to promote the development of affordable housing and improve residents’ satisfaction,it is necessary to identify and select the factors that affect the satisfaction of affordable housing residents.On the basis of public goods theory,hierarchy of needs theory and equity efficiency theory,this paper identifies the influencing factors and the influencing paths of the satisfaction of residents in affordable housing.Firstly,the basic model of customer satisfaction index is revised,the theoretical model is constructed and the research hypothesis is put forward.Secondly,identify the influencing factors of the satisfaction of affordable housing residents,and design a questionnaire based on the theoretical model and influencing factors.Analyze the valid questionnaire data through pre-survey,eliminate the unqualified factors and corresponding questions,and modify the questionnaire.Thirdly,expand the scope of investigation for formal investigation,and use SPSS for data analysis to ensure the validity of data;The structural equation model of household satisfaction of affordable housing was established,and AMOS was used to analyze the structural equation model to study the importance of each influencing factor and the influencing path of household satisfaction.Verify the theoretical model hypothesis,and conduct effect analysis and influence factor analysis.Finally,the satisfaction value of each observation variable is calculated by using the score measurement method,and then the overall satisfaction of the residents of affordable housing in Nanjing is obtained.It also puts forward the promotion strategy for the factors with low satisfaction,and tries to provide theoretical guidance for the government to promote the construction and management of affordable housing.The results show that:(1)in affordable housing residents satisfaction influencing factors,the influence of the housing policy,the other was followed by perceived value,living conditions,public facilities,property management services,community environmental impact is minimal.(2)the influence factors on the housing residents satisfaction has positive influence,will also realize indirect impact on residents satisfaction through perceived value.Perceived value is the intermediate variable between influencing factors and household satisfaction,and plays an intermediary role.(3)The satisfaction values of observed variables were calculated by score measurement method,and the factors with low satisfaction were screened out: the service attitude of government personnel in housing policy,the application procedure of affordable housing,and the allocation method of affordable housing;Relative quality of rent,reasonableness and acceptability of rent in perceived value;Housing structure and housing quality in living conditions;Commercial services and traffic accessibility in public supporting facilities;In property service,property charge standard,property service attitude,public facilities maintenance,public security and fire protection;Community environment in the community green level,environmental health status.(4)Through effect analysis and influencing factor analysis,the status of each influencing factor is clarified,that is,perceived value is an intermediary factor;Housing policy is the key factor;Public supporting facilities are basic factors;The community environment is an exogenous factor;Property services are regulatory factors;Housing conditions are important factors.(5)Based on the satisfaction calculation results of all observed variables,it is calculated that the overall satisfaction of the residents of affordable housing in Nanjing is 69%,which is at the basic satisfaction level.
