In recent years,with the continuous advancement of China's urbanization process,urban real estate investment and construction is also in a period of vigorous development.China's urban real estate development started relatively late,lack of mature investment and development experience;blind investment will bring huge risks to developers,and may cause great losses to enterprises and society.Therefore,it is urgent to study the risk management of real estate projects.Taking g project as an example,based on the life cycle theory,this paper analyzes the risks existing in each stage of the project,aiming to ensure the realization of the expected return on investment.In this paper,G project as the research object,under the support of project risk causation theory,risk management theory,life cycle theory and other theoretical basis,first of all,using the literature method,the background,significance and research results of real estate development project risk management are summarized,and on this basis,the life cycle theory,risk management theory and risk causation are summarized Theoretical basis,such as theory,laid the foundation for the full text of the research content.Then it uses the brainstorming method and Delphi method to identify the project investment risk;uses the analytic hierarchy process and fuzzy evaluation method to evaluate the project investment risk;uses the method of combining theory with practice to control the project investment risk.Through the field investigation of G project,this paper introduces the development status and development environment,and uses Brainstorming+Delphi method to identify the risks of the project,and obtains 12 risk factors.Based on the life cycle theory,the risk factors of G project are divided into four stages:investment decision-making,early stage,construction,rent and sale management.Then,this paper uses the analytic hierarchy process(AHP)and fuzzy comprehensive evaluation method to comprehensively evaluate the identified risks.The evaluation results show that the overall risk of the project belongs to medium risk.It is necessary to improve the awareness of risk prevention and control,and formulate a series of prevention and control measures and solutions.Finally,in view of the risks existing in the development of G project,this paper puts forward the corresponding risk response measures from four stages of investment decision-making,early stage,construction and rent and sale management.
