With the continuous development of the market economy,the real estate industry as a pillar industry of the national economic growth,competition is becoming increasingly fierce,how to control costs to become experts,scholars and enterprises are most concerned about the issue.The traditional design bid build mode(DBB mode)the disadvantage is more and more obvious,the separation of design and construction,resulting in lack of design "construction" and the economy,often need to project changes in construction,caused by out of control cost and schedule,and when there is engineering quality problems when the contract is not clear,in the stage of completion of the claim constantly,also affected the project cost control,DBB(Design-Bid-Build)model is increasingly unable to meet the various developers for cost control needs.In the past thirty years,with DB(Design and Build)model in recent years,rapid development in the world,its market share increased by nearly 50%,domestic experts and scholars began to pay attention to the DB mode.In terms of cost control,DB model has its outstanding advantages than the DBB model:design and construction stages are superimposed,greatly shorten the construction period;construction personnel can participate in the design,enhance the design scheme of the construction and economy,reduce the engineering change and claim the chance of saving no the necessary of passing the two sides and time delay,the cost is reduced;and the project quality was significantly better than the DBB model.National policy is also constantly tilted to the DB model,and constantly introduce relevant policies and regulations to promote the development of the DB model.The whole life cycle theory has been rapidly spread from the United States Army to all fields of the world,and has been fully studied in the theoretical basis and practical basis.The whole life cycle theory refers to the theory of controlling the whole process of product from R&D to sales in project management.In the real estate industry,the real estate business is more and more attention to the whole life cycle of the project cost control,the cost of the focus from the construction stage to the whole life cycle of the project.Therefore,this paper studies the DB model in the real estate project life cycle cost control of the significance of the more prominent.Application of DB model,the real estate project in the whole life cycle to achieve better control costs.First,analysis of the domestic and international research on the DB model and the life cycle cost,advantage and applicability than the DB model in the real estate projects;secondly,introduces the concept of life cycle cost and theory,redefine the project whole life cycle stages in DB mode from the perspective of meticulous analysis of the preliminary DB model for the project planning stage,design and bidding stage,construction stage and completion settlement stage and project settlement stage of cost;thirdly,to establish the fuzzy AHP model and questionnaire,establishing the hierarchical structure of life cycle cost model of DB real estate project,DB model to quantify the influence of cost,and uses the fuzzy comprehensive evaluation method to evaluate the combination of qualitative and quantitative analysis;finally draws the conclusion,that DB mode The advantages of the real estate project life cycle cost control,and put forward the relevant suggestions,so that the real estate business and experts and scholars to better use and research.This paper creatively combines life-cycle cost model of DB real estate project and combined with the analysis of the life cycle of the real estate project cost based on DB mode,the connotation and extension of the expansion of DB model of real estate project cost.Is conducive to more comprehensive control of the project cost of enterprises,promote the development of the real estate industry.And using the fuzzy analytic hierarchy process to analyze the cost,it will help to quantify the abstract concept,combining the qualitative and quantitative,more intuitive to show the advantages of DB model in the whole life cycle cost of real estate projects.However,the limitations of this research content is also very obvious,at present the system is not suitable for the development of DB model,although the use of national consciousness to promote the DB model in domestic construction engineering field,but the effect is not ideal.In addition to the Contractor's design-the construction of the general contracting capacity is limited,failed to get enough exercise,which is a major factor in the use of DB model in real estate projects.
