The construction engineering has the characteristics of long construction period,large construction scale,involving many units and personnel.In recent years,with the rise of real estate prices,the frequent occurrence of engineering accidents,people's attention to environmental protection issues,the risk management of construction projects is more prominent.To strengthen the risk management of construction projects is an inevitable requirement for real estate enterprises to cope with the new situation.The whole life cycle theory advocates to examine all problems in the project period from the overall perspective,which provides a new idea for project risk management.In this paper,the whole life cycle theory is introduced into the specific construction projects,which is of great significance to improve the risk analysis of engineering projects and improve the level of risk response and disposal of engineering projects.Based on the whole life cycle,this paper focuses on how to strengthen the construction projects risk management of BC and promote the smooth completion of the project.In the paper structure,BC project is divided into four stages: demonstration,preparation,implementation and delivery.Firstly,it clarifies the connotation of life cycle and risk management and combs the existing research results;secondly,it uses Delphi to identify risk factors qualitatively and constructs risk index system to carry out the overall risk assessment of BC.Finally,this paper puts forward risk response measures according to the main risk points in each stage.This paper holds that BC project has seventeen risks.The overall risk of BC is relatively high.It is urgent to strengthen risk management.The first three sources risk are project progress,environmental protection supervision and safety supervision.In order to prevent and mitigate the risks faced by BCt,in the demonstration stage,this paper proposes to establish the concept of green building development,improve the feasibility study and demonstration of the project;carefully select the construction time,avoid the defects of location selection;establish the concept of green,environmental protection,healthy ecology,strengthen engineering design,highlight characteristics.In the preparation stage,this paper proposes to imitate competitors to adopt the light assets model and share risks with partners;advocate flexible contract thinking,strengthen project contract management;expand the development of new financing models,and actively respond to financing risks.In the construction stage,this paper suggests strengthening project progress from four aspects: construction site,material management and control,manpower support and construction technology,strengthening cost control from three aspects of bidding,construction and closing,strengthening project quality management from three aspects of Engineering materials,construction supervision and acceptance,and strengthening construction with emphasis on inspection.On-site safety protection and environmental protection construction.In the delivery stage,this paper proposes to improve product pricing mechanism and establish independent property service companies.Compared with most existing studies,the main contributions of this paper are as follows: Firstly,based on the whole life cycle perspective,the project is divided into four stages: project demonstration,project preparation,project implementation and project delivery.First,risk factors are identified qualitatively by Delphi method,and then risk assessment index system is constructed to quantify BC.Secondly,when studying the specific risks,this paper not only studies the risks of the project itself,but also highlights the external risks faced by BC real estate project under the current institutional environment,such as: development financing risk,environmental protection supervision risk,safety supervision risk,etc.Angle has more practical significance.
