In recent years,the government attaches great importance to the development of the housing rental market,and relevant policies are frequently issued to effectively increase the housing supply in the rental market,to relieve the housing pressure of the people,and to ensure people's livelihood.With the continuous introduction of relevant policies such as "equal right to rent and sell" and "Rent and sell at the same time",the housing rental market has entered a stage of rapid development,with diversified market players,increasing supply and increasingly standardized operation.However,China's housing rental market is also facing a variety of challenges and problems,such as capital shortage,immature profit model,high housing acquisition costs.LK co.LTD,as a state-owned real estate enterprise,responds to the call of the local government and enters the housing leasing field through the integrated model of "self-built self-rent" in order to increase the supply of local rental houses.However,with the increasing number of enterprises entering the housing rental market and the slow rate of rental repatriation,LK company felt greater operational pressure,and its shareholders and management realized that in order to achieve sustainable development of the company,it is necessary to further clarify the company's strategic issues.First of all,in this paper,after reading a large number of "rental housing" and other related policy documents and literature material,on the basis of learning the actual situation of company project.Using PEST analysis method and the model of Porter five,I got an objective and comprehensive analysis about the internal and external environment of LK company,which helps enterprises to identify competitors,to find their own competitive advantage and disadvantage.Then,SWOT matrix analysis was used to design alternative strategies and identify the strategies suitable for the enterprise.Finally,the corresponding strategic safeguard measures were designed.Finally,the paper concluded as follows: LK company,as state-owned real estate enterprises,have a good cooperation relationship with local government,and comes at a time when the state encourages the real estate developers to take part in the business of housing rental and leasing,and when the market demand grows at a historical high speed.LK company should actively use its own advantages,make up for the short,and seize the market opportunities to provide consumers with housing and service with good quality.
