"Education is flourishing,education is strong,education is strong." Since the 18 th CPC National Congress,General Secretary Xi Jinping has attached great importance to China's education issues,and has repeatedly emphasized the importance of education on different occasions.Direction.In the current reality,high-quality education resources and the latest admission policies are the most critical issues for school selection in various regions of the country.The distribution of education resources can be seen through the sale of real estate and family income,which brings difficulties in school selection and the school district.Real estate prices remain high.At the same time,since the implementation of the "close to school" policy,all real estates divided by area around local schools have become school district houses,but the school district houses of hot schools are the hottest.Therefore,this study takes the impact of hot schools in Huanggu District of Shenyang on housing prices as the research theme,and provides more reference for the government to strengthen policy guidance and promote the balanced distribution of education resources at the compulsory education stage.This article studies the impact of housing values on school districts in terms of educational values,supply and demand theory,"voting with your feet",educational grouping theory,and characteristic price theory,and lays the theoretical foundation for this.This study(except for the conclusion)is divided into four parts.This article defines relevant concepts,uses questionnaires to determine the hotspot schools in Huanggu District of Shenyang as the object of this study,and theoretically clarifies the impact mechanism of hotspot schools on school district housing prices,and analyzes and organizes the collected data.At the same time,the measurement methods of key variables in the measurement model of school district housing price are combed and determined,and then the measurement model is tested and analyzed.It is estimated that the premium of hot primary school in Huanggu District of Shenyang City is 4.8%,and the premium of hot secondary school is 4.2%.The premium for school district hot schools is 11.2%.Finally,in the light of China's national conditions,an attempt is made to make a reasonable analysis and discussion on the future development of research in the field of educational economic theory.Through research,it is beneficial for consumers to make rational choices when buying school district housing,and to provide parents with a reasonable reference for choosing schools suitable for their children.Similarly,when the government is making policies on compulsory education,it can also use actual conditions to make policy revisions.Thereby promoting a more fair,reasonable and effective allocation of educational resources.
