With the rapid development of society,people's emphasis on education has increased significantly.Due to our earliest implementation of the "key schools" policy,the level of education between schools is very different,and quality education resources are scarce and unevenly distributed.The "proximity to school" policy has gradually evolved into a way for students to obtain quality education.In order to improve their children's education level and quality of life,most people choose to choose a quality school for their children and place production around the school to fight for scarce prestigious schools' qualifications.Ensure that children have access to key schools.However,the quantity of quality education resources is limited,and there is a significant premium in the housing price in the corresponding school district.In view of the impact of the school district system on housing prices,this paper analyzes the influencing factors of second-hand housing prices in Chaoyang District of Changchun City through the characteristic price model,and obtains 428 groups of data as samples according to the arrangement published by Fangtianxia Network and Anju Guest Network.In addition,18 sets of variables were further quantified,and the variable was analyzed and tested by SPSS software.Finally,the feature price model with the best fitting effect was selected.According to the results of characteristic price model,it is shown that the educational resources have a great influence on the housing price.The characteristics of education are further refined into three variables: the quality of primary schools,the classification of primary schools,and the distance from primary schools.Under the premise that the remaining conditions are certain,the quality of primary education resources will rise by 33.64 %.The elasticity coefficient of the continuous variable from the primary school distance is-0.065,which means that under the premise of the remaining conditions,the distance from the second-hand house to the primary school is 1 % more,and its house price is reduced by an average of 0.065 %.In this paper,there are some shortcomings in selecting the representative variable of education quality.This article mainly divides the quality of primary school from two aspects: the overall scale of the school and the degree of parental approval.The classification standard needs to be further improved.Through the analysis of the relationship between the quality of educational resources and housing prices,this paper explains the capitalization of the quality of educational resources in the real estate market,and provides scientific basis for mitigating the phenomenon of "school district fever" and its related functional departments to formulate and promote the equalization of educational services.
