In the era of rapid economic development,with the improvement of living conditions,people pay more attention to education.Parents spend a lot of money to get their children into better schools.Although the government has consciously control the extremization of educational cost,good educational resources are still the goal of parents' competition.At present,the traditional hedonic price model is mostly used in the study of district housing in major cities,without considering the influence of spatial correlation on the research variables.On the subject of study,most of the school district housing research is aimed at the areas with developed educational resources,lacking the comparison among different regions.In terms of research and application,there is a lack of combination with practice to further explore the economic benefits of school district housing.Therefore,this paper combines the Hedonic Price Model and Spatial Hedonic Model to make a regression analysis on the influencing factors of school district housing prices in Guangzhou and its districts.And further analysis of the economic benefits of the purchase of school district housing in Guangzhou,to provide suggestions for the purchase of school district housing and to provide a reference basis for future study of school district housing.The conclusions are as follows:(1)The impact of school grade variable on the price premium rate of school district housing in Guangzhou as a whole is 3.5%.Among the variables affecting school district housing price in Guangzhou,neighborhood characteristics and educational characteristics have relatively high impact on school district housing price,while architectural characteristics have relatively low impact.Relatively speaking,homebuyers prefer to choose better degree resources and neighborhood conditions at the expense of a certain degree of comfort.(2)Among the districts in Guangzhou,Yuexiu District,Baiyun District and Liwan District are the three most influential districts.For each grade increase in primary school,the premium rates of housing price in school districts are 8.8%,3.2% and 3.1%,respectively.The school housing price in Panyu,Huangpu and Baiyun districts are more affected by transportation convenience than degree quality,while those in Yuexiu district are more affected by degree quality than by transportation convenience.(3)From high to low,the cost and benefit of purchasing housing in provincial and municipal first-class school districts are Yuexiu District,Tianhe District,Haizhu District,Liwan District,Panyu District,Huangpu District and Baiyun District,respectively.Without considering the financial constraints,buying school district housing in Yuexiu District,Tianhe District and Haizhu District can not only obtain high-quality educational resources,but also obtain higher economic benefits.When purchasing a second-home in school district housing,the requirement for funds is higher.The average cost of housing purchase in the provincial first-class school district housing of each district increased by 21.4%,and the average cost of housing purchase in the municipal first-class school district housing of each district increased by 22.7%.
