Education has a great influence on the future living standard and social status of a family.Primary school is the starting point for children to enter the social competition.Because the nearest enrollment policy is related to the place where the household registration of school-age children is located,"school district housing" is also generated.With the rapid development of the housing market and the acceleration of urbanization in China,more and more people are pouring into the first and second-tier cities.High-quality education resources are gradually scarce,and the price of school housing is rising.In view of this phenomenon,this paper chooses logarithmic Hedonic model to make an empirical analysis of 8 primary schools in four urban areas of Beijing.This paper integrates the transaction data of 57 residential districts within the scope of these primary school zones in the past year and the supporting data of the surrounding districts.It analyses the influence of different administrative regions on the surrounding housing prices of primary schools at the same level and that of primary schools at different levels in the whole region.The results show that the impact of East and West urban areas on housing prices is more significant than that of Haidian and Chaoyang,and that key primary schools have a significant positive impact on the surrounding housing prices,which is the biggest factor affecting housing prices besides building area.Finally,this paper puts forward some suggestions on how to solve the problem of school district housing,including rational allocation of educational resources,exchange of high-level personnel,introduction of different management methods,adequate support for schools with weak financial strength,establishing new schools in more remote areas and properly improving the treatment of teachers,guiding parents to establish correct views on schools and abandoning the traditional concept of "key primary schools",Encouraging the establishment of private schools to divert students from public schools.
