The real estate industry is a typical capital-intensive industry,which has the characteristics of strong policy orientation,long overall development cycle and large demand for funds.These characteristics make the real estate industry more likely to cause financial risks than other industries.In recent years,the central government has been emphasizing the main tone of housing and housing.The country and various regions have issued a lot of regulatory policies,especially in 2018,housing prices have risen in various places,and policies for controlling housing prices and restricting household registration to purchase houses have been promulgated.The rising interest rate of loans has made financing for real estate companies more difficult.The entire industry is facing unprecedented financial pressure and sales pressure,and the company's financial risks are further increased.Therefore,research on the evaluation and control of financial risks in the real estate industry is particularly important.This article takes JK Real Estate Company as the research object to study the evaluation and control of financial risks.First,by referring to financial risk related theories,combined with the current operating situation of JK Real Estate Company,using financial index analysis and industry comparative research to initially identify the company's current financing,investment,operation and cash flow four possible problems,and explore the risk Possible causes;Then,using factor analysis method to construct JK real estate company's financial risk evaluation model,through the calculation of JK real estate company's financial data from 2014 to 2018,a comprehensive evaluation of the company's overall level of financial risk was conducted to further determine the company There are indeed financial risks in terms of financing,operations and cash flow;finally,on the basis of the identification and evaluation of financial risks,specific countermeasures for JK Real Estate's financial risk control are proposed.The research results of this article can provide direct guidance for JK Real Estate Company's financial control,and promote better control of the company's financial risks,and then promote the healthy and stable operation of the company.And it can provide a basis for the promulgation of relevant national industry policies,and at the same time provide a reference for the real estate industry financial risk prevention and control.
