Since the reform of our country housing system, the real estate industry is developing rapidly. At present, the real estate industry has become one of the important pillar industries in our country, and it has important effect on the development of national economy and social stability. However, some studies have shown that the real estate industry of China exists in the unhealthy situation on investment scale, structure, and speculative trading. Therefore, strengthening the research on the real estate industry, Controling its investment scale, Optimizing its industrial structure and holding its speculative trading have important significance for the development of national economy and the improvement of residents’ living conditions.At the same time, due to the large amount of investment and capital scale and high risk, real estate enterprises often face higher financial risk in the process of operation.Therefore, whether from the macroscopic or microcosmic point of view, strengthening the research of financial risk in real estate development is of great significance to the healthy and stable development of the real estate industry. So, this study taking Jinxiu-Anran Garden project as an example, discussing the financial risk in the course of real estate project developing, being according to the theory of financial risk, proposing the method on real estate project financial risk identification, building the project financial risk evaluation system, through the calculation and analysis of the relevant indicators putting forward the planning and control ways on the real estate project, in order to understand the financial risk of the real estate project, and try to put forward some useful suggestions.This study includes six parts. The first part is the introduction. This part briefly introduces the research background and significance from the macroscopic economic policy, industry development and market competition. The second part is the related theory and research review.This part introduces the financial risk management theory and others which are the basis theory of the management on financial risk of real estate project, and reviews the situation of related study on this topic. The third part is about the description of the project. The study analyzes it from the point of financial market, market competition and its environmental protection. The fourth part makes a financial prediction on the project from the aspect of investment, financing, sales income, cost, profit and cash flow. The fifth part is about the identification, assessment, analysis and control of the financial risk. In this part, we point out the potential financial risk of the project plan and the possible consequences. The last part of the study is the conclusion and prospect. Based on the evaluation and analysis about the financing, investment, investment returns of recycling and the cash flow condition of the project, we have found that the project the has financial risk in the point of debt repayment, investment recovery and the cash flow.Our study shows that the enterprise must take actions if it wants to control the financial risk of it’s the real estate project, and the measures are as follows:firstly, the enterprise should establish the risk early warning mechanism, so as to find possible risk in time. Secondly, n order to find out its influencing factors, the enterprise should master the methods of financial risk identification. Thirdly, the enterprise should build the system on assessment and analysis of financial risk to evaluate it carefully. Finally, for controlling the financial risk, the enterprise should find out effective control measures, for example, it should strengthen the control of cost, speed up the recovery of accounts receivable; increase its profits and open source throttling, in order to reasonably avoid and reduce the financial risk.
