The restriction of land supply promotes the urban development to enter the urban renewal stage with the redevelopment of stock land as the main part;at the same time,as China enters the post industrial development stage,cultural and creative economy becomes the new power of urban development,and a large number of old factories that can be redeveloped and utilized in the urban area become the ideal space for the growth of new cultural and creative industries.In the face of this new industrial situation,the path and effect of industrial land renewal mainly depend on the quantity and quality of the enterprises attracted by the old factory cultural and creative park.However,the old production oriented location theory is not enough to explain the current urban development mechanism.A new academic grammar system is needed to further explain the driving force and influencing factors of land use transformation in the post industrial era.In this context,the consumption oriented scenario theory provides a starting point for the solution of this question.Based on the traditional location theory,this paper creatively introduces the research results of scenario theory,and constructs the evaluation index system of influencing factors of cultural and creative industry oriented industrial land renewal from the perspective of satisfaction evaluation of enterprise location.Taking the typical old factory cultural and creative park in Guangzhou as the research object,this paper uses the methods of field investigation,literature research and quantitative analysis to investigate and study the development status,land use,spatial characteristics,influencing factors and existing problems of industrial land renewal.The main conclusions of the study are as follows:(1)The development of Guangzhou old factory cultural and creative park enlivens the inefficient industrial land,and forms different ways of industrial land transformation,such as artistic creation,scientific and technological innovation,entertainment and leisure,cultural office,and functional mixing.(2)In the process of industrial land transformation,a variety of land use types including cultural office land,residential land,commercial land,sports land,public square land,mixed land,etc.have been formed.Some parks have allocated functional zones according to production and living functions or production links.(3)The overall distribution of old factory cultural and creative parks in Guangzhou is not balanced.They are relatively compact in the central urban area,but relatively scattered in the far urban area,and there are many agglomeration areas in the region.Further classify the old factory cultural and creative parks,and find that all kinds of parks reflect the characteristics of unbalanced and cohesive distribution to a certain extent.(4)The key impact of industrial land renewal includes geographical location,convenience and service facilities,talent conditions,operation costs,market conditions,natural and human environment,cultural activities and cultural values,and the degree of preference of these factors varies with different development paths.(5)Combined with the analysis results,in view of the problems existing in the renewal of industrial land in Guangzhou,this paper believes that the scene power of stable development should be constructed under the coordination of local government,park investors and cultural and creative industries.
