Under the background of the continuous decline in the scale growth of the real estate industry and intensifying competition among enterprises,real estate enterprises are generally faced with such problems as declining profit margins and serious brain drain.At the same time,the professional manager as the core of the equity incentive model has been repeatedly frustrated in practice,enterprise development has not been fundamentally resolved.Partner system as a new incentive model and partners are among real estate enterprises get rapid popularization and application,its attempt to through to the traditional company organizational structure and incentive model of innovation,enterprise managers and ordinary employees and that of the individual enterprise organic combination of the overall business objectives,improve project operation team's enthusiasm and subjectivity,thus improve the effect of the company's overall performance.However,the partner system is still in the stage of exploration and improvement and has not yet formed a more systematic system.This paper takes Gemdale group as an example to conduct a case study.Based on the relevant theories of corporate incentives,it uses various research methods such as financial index analysis method to analyze the implementation of Gemdale's partner system and the effect of incentives.First of all,by comparing the partner system with the equity incentive scheme implemented earlier in the company,this paper expounds and sorts out the incentive mode and mechanism of the system.The paper holds that the partnership system,on the basis of rational design of incentive elements,enhances the staff's work enthusiasm and the company's cohesion,and has an impact on each link of the company's business cycle,so as to improve the performance.Secondly,through vertical and horizontal comparison of a series of financial indicators before and after the implementation of the partnership system,and a comprehensive evaluation of its incentive effect,it can be found that the partnership system has indeed achieved a good incentive effect,especially for the improvement of the profitability of enterprises.Finally,this paper concludes that the partner system implemented by Gemdale group is positive and effective on the whole,and it is worth learning from other enterprises in terms of pertinence of incentives,diversity of incentives and incentive objects,matching of risks and returns,and improvement of corporate governance system.As for the problems existing in the enterprise,the author puts forward the optimization opinions from the three aspects of incentive object,evaluation system and exit management to the partner system.In general,the partnership system not only better motivates employees,but also improves the cohesion and long-term value of the enterprise.Therefore,this study is of positive significance to solve the problem of talent stability and enhance the core competitiveness of enterprises.
