In the context of urban form transformation,commercial sustainable development,and the commercial attraction is gradually weakening in old district,it is meaningful for the sustainable and healthy development of commercial space in old district and better meeting the growing consumer demand of residents to research on the spatial distribution change of commercial network in old district and its influencing factors.Based on the literature research,this paper uses qualitative and quantitative research methods to explore the spatial distribution changing process of commercial network in old districct,clarify the influencing factors and formation mechanism of the spatial distribution change of commercial network in old district,and take the Daping area,Chongqing,as an example to conduct empirical research.The main contents of this paper are as follows:At first,based on agglomeration force and diffusion force,this article discusses the spatial distribution changing process of commercial network in old district: from “dispersed change” to “agglomerated change” and to “diffused change”.Secondly,combined with literature research and expert interviews,12 factors,affecting spatial distribution change of commercial network in old district,are identified,and formation mechanism of spatial distribution change also demonstrated.Thirdly,the differences of influencing factors in different changing stages are presented.Afterwards,taking the Daping area,Chongqing,as an example,combined with the Dianping’s POI data and GIS spatial analysis to analyze the spatial distribution change of overall,catering,retailing and living businesses from the end of 2016 to the end of 2017,from the three aspects: quantitative change,business structural change,and the change of spatial distribution characteristic,and then,using spatial regression model to conduct empirical analysis of influencing factors.Finally,from the aspects of government,market and regional background conditions,three suggestions for the benign development of the commercial space in old district are proposed.It is found that the spatial distribution change of commercial network in Daping area presents following regularites:Firstly,the number of overall businesses in Daping area has significantly increased,and the growth of catering and retailing businesses is even greater.Secondly,the commercial structure dominated by catering and retailing has further formed,and the commercial diversity index declined slightly.Thirdly,the spatial distribution characteristic of the overall businesees shows agglomeration and directional changes,and there are heterogeneities among different business types.Catering business is similar to the overall change,and its agglomeration change is slightly weaker than retailing and living businesses;the change of retailing and living businesses are basically similar,however,the directional change of retailing business along the main roads is relatively obvious.In addition,it is concluded that the factors affecting the spatial distribution change of commercial network in old district show certain regularity:At first,during the agglomerated changing stage,spatial lag factor,commercial complex,population size,house price,road length,key schools or major hospitals,and building density jointly positively affect the spatial distribution change of commercial network in old district.And then,positive spatial correlations of spatial distribution change in old district are found among overall,catering,retailing and living businesses.What’s more,the influencing factors on different business types are differentiated.Localization factors are relatively related to the catering business’ s spatial distribution change;rail transit accessibility is related to retailing’s spatial distribution change;spatial lag factors and commercial complex play a relatively more important role in the spatial distribution change of living business.Eventually,commercial complex has different effects on different business types.Compared with retailing business,commercial complex is the main influencing factor on the spatial distribution change of catering and living businesses.
