Evaluation Of Strategic Supplier Selection In Real Estate Enterprises From The Perspective Of Supply Chain Management

With the continuous optimization of the real estate enterprise model and the individualization and diversification of consumer demand,the real estate market has accelerated its integration,and industry competition has become increasingly heated.The refined supply chain management model has gradually replaced the traditional extensive management model.At the same time,The supplier selection of resource optimization problem has been given a new connotation.Under the supply chain management mode,the supplier is an important node enterprise in the supply chain,and its advantages and disadvantages directly affect the fate of real estate enterprises and even the entire supply chain.In addition,under the supply chain environment,the rapid development of strategic procurement brings new changes to the choice of suppliers.After the author's practice and research,it is found that there is no independent selection evaluation system and method for strategic suppliers in each major housing company.Therefore,in the context of supply chain management,how to scientifically and reasonably select high-quality strategic suppliers is studied.It is of great practical significance to enhance the core competitiveness of real estate enterprises.Based on the background of supply chain management and from the perspective of strategic procurement,this paper constructs the selection and evaluation index system of three strategic suppliers: engineering,material and service.The evaluation model of strategic supplier selection based on combinatorial empowerment-grey association TOPSIS is constructed.Finally,the feasibility of the model is studied.The following conclusions were reached.The use of strategic suppliers under the supply chain management model can effectively improve the core competitiveness of real estate enterprises.Through concept definition and related theoretical analysis,this paper expounds the importance of supply chain management to enhance the core competitiveness of real estate enterprises and the importance of strategic suppliers to supply chain management.The evaluation index system of strategic supplier selection is constructed.On the basis of theoretical analysis,this paper constructs the selection and evaluation index system of strategic suppliers of real estate enterprises from the perspective of supply chain management based on three aspects: engineering,material,and service.The reliability and validity of the index system are verified by statistical SPSS software.In the context of supply chain management,a scientific and effective evaluation model of strategic supplier selection for real estate enterprises is constructed.Based on the comparison and analysis of the existing evaluation methods,the grey correlation improvement TOPSIS method was selected as the selection evaluation method of strategic suppliers in this paper,and the weight was determined by combining AHP and entropy method.A strategic supplier selection evaluation model based on combination empowerment-grey association TOPSIS is constructed.The feasibility of the model is verified through empirical research,which provides theoretical basis for project practice.Using the evaluation index system and TOPSIS evaluation model based on combinatorial empowerment and grey Association,this paper makes an empirical study on the supplier of the whole process cost consulting strategy of H real estate enterprises.The results show that the model constructed in this paper is feasible and reasonable.
