At present,the way that our country relies on cost advantage and investment to promote economic development has declined.In order to promote the sustainable development of economy,it is necessary to change the mode of development.Under the background of supply-side reform,the most urgent task is to vigorously promote the optimization and upgrading of industrial structure.After 40 years of rapid development after reform and opening up,China has become the second largest economy in the world.The people's living standards and comprehensive national strength have been greatly improved,but it is still facing the test of whether it can overcome the "middle income trap".According to the economic growth accounting equation,the optimization and upgrading of industrial structure is conducive to economic growth and an effective way to overcome the "middle income trap".There are many factors affecting industrial structure,and housing price is one of them.Therefore,only by clarifying and coordinating the relationship between industrial structure optimization and upgrading and housing price,can we better promote industrial structure optimization and upgrading,achieve the most efficient allocation of production factors,and better promote sustainable economic growth.The urban agglomeration of the Yangtze River Delta has been playing a leading role in the process of economic development and urbanization in China.However,the rising housing prices of the urban agglomeration of the Yangtze River Delta have hindered the optimization and upgrading of industrial structure to a certain extent.At present,the speed of industrial structure optimization and upgrading and the situation of industrial structure in the Yangtze River Delta urban agglomeration are far from the goal of planning.Therefore,it is of great significance for the sustainable development of the Yangtze River Delta to clarify the relationship between the optimization and upgrading of industrial structure and housing prices in the urban agglomeration of the Yangtze River Delta.This paper uses literature research,theoretical analysis and empirical research methods to analyze the interaction between industrial structure optimization and upgrading and housing prices in 26 cities of the Yangtze River Delta.The full text is divided into four parts.The first chapter is related theory.It mainly elaborates the theory and mechanism of the interaction between industrial structure optimization and upgrading and housing price.The second chapter is the analysis of the current situation,which analyses the current situation of industrial structure and housing price in 26 cities of the Yangtze River Delta,and makes a correlation analysis between rationalization and advanced index of industrial structure and housing price.The third part is empirical research,which uses various estimation methods to regression and estimate 26 cities in the Yangtze River Delta by constructing corresponding econometric models.The fourth chapter is cluster analysis of industrial structure and housing price in 26 cities of Yangtze River Delta.Cluster analysis is carried out according to industrial structure measurement index and housing price.Secondly,empirical research is carried out on the interaction between industrial structure optimization and upgrading and housing price in different types of cities according to the clustering results.Finally,on the basis of summarizing the conclusions of this study,the corresponding policy recommendations are put forward.Through the above analysis,this paper concludes that the optimization and upgrading of industrial structure in the Yangtze River Delta as a whole will promote the rise of housing prices,and the rise of housing prices in a certain range will also promote the optimization and upgrading of industrial structure.However,the excessive rise of housing prices will significantly weaken its promotion effect on the optimization and upgrading of industrial structure.Once the industrial agglomeration driven by industrial rationalization and upgrading is excessive,the inefficiency of agglomeration begins to appear,which will lead to the decline of housing prices.On the basis of general regression,the research samples are divided into three categories by cluster analysis,and empirical research is carried out on three categories.Empirical results show that there are differences in the interaction between the optimization and upgrading of industrial structure and housing prices in different types of cities.
