Since the reform and opening up,China's economy has rapidly taken off,but with the rapid development of the economy,various problems are constantly emerging,and industrial restructuring and transformation and upgrading are urgent.Since the implementation of the housing monetization distribution and socialization system in China,the real estate market has also developed rapidly.With the economic growth,housing prices are also rising.Although the rapid rise in housing prices will promote economic growth to a certain extent,a series of economic problems will also emerge.In order to explore the relationship between the rise of housing prices and the upgrading of industrial structure,this thesis firstly combs the domestic and foreign literature and theoretical basis,and uses labor force flow as the transmission mechanism to explain the impact mechanism of housing price increase on industrial structure upgrading.Then it analyzes the current situation of housing price and industrial structure development in the Yangtze River Delta urban agglomeration.Finally,the Yangtze River Delta urban agglomeration was selected as the research area,and the panel data of the Yangtze River Delta urban agglomeration 2007-2016 was used to establish a differential GMM model for empirical testing.The main findings of this thesis are as follows:The rise in housing prices is conducive to the increase in the relative employment rate of the skilled labor force,which will attract the inflow of skilled labor.The increase in housing prices will inhibit the relative employment rate of ordinary labor,which will cause the outflow of ordinary labor.The rise in housing prices has brought about the accumulation of skilled talents.The impact of rising housing prices influencing by the flow of skilled talents on the rationalization of industrial structure and the upgrading of industrial structure is positive,which can promote the adjustment of industrial structure and the upgrading of industrial structure.The rise in housing prices will have a crushing effect on the ordinary labor force.The rise in housing prices under the influence of ordinary labor mobility is conducive to the development of industrial structure and has a negative impact on the rationalization of industrial structure.Based on the above conclusions,this thesis proposes to formulate strict real estate control policies,guide the rational and healthy development of the real estate market due to urban policies,construct a reasonable labor market system,and actively guide the heterogeneous labor to flow in an orderly manner;develop production according to local conditions,and promote countermeasures for industrial structure upgrading.
